Job Description:

Job Purpose

As Real Estate Manager, you'll oversee a UK property portfolio that supports bp's retail, convenience and EV charging business. You'll manage property performance across leasehold and freehold assets, balancing commercial outcomes with compliance, risk management and operational needs.

This role brings together property management, financial oversight and stakeholder engagement. You'll work with colleagues across development, operations, finance and legal teams to make informed property decisions, maintain strong external relationships and help create the right conditions for future growth.

What you'll do

  • You'll manage a varied portfolio of UK real estate assets, ensuring property interests are protected and opportunities are identified where they support business objectives. This may include lease renewals, rent reviews, lease restructures, disposals, acquisitions and other property transactions.
  • Working across the property lifecycle, you'll provide real estate guidance to development, construction and maintenance activities, supporting matters such as landlord approvals, licences and access arrangements.
  • You'll take responsibility for property-related expenditure, including rents, service charges, business rates and professional fees. Through careful planning and forecasting, you'll help ensure spending is managed effectively and aligned with business priorities.
  • A key part of the role is maintaining compliance with lease, licence and statutory obligations. You'll monitor key dates, contractual commitments and areas of potential exposure, working with internal teams and advisers to address issues early and maintain effective controls.
  • You'll work closely with a range of stakeholders, including landlords, tenants, local authorities, joint venture partners, investors and infrastructure providers. Building trusted relationships and bringing together different perspectives will help support well-informed decision-making.
  • The role also includes oversight of external advisors such as property agents, legal counsel, valuers, managing agents and business rates specialists, ensuring they provide effective support and value.
  • Accurate data is fundamental to effective property management. You'll help maintain reliable portfolio records, support reporting requirements and provide insights that assist investment planning, governance activities and business decision-making.

What you'll bring

We're interested in people who can combine property knowledge with sound decision-making and a collaborative approach.

You may have gained experience in commercial real estate, estates management, asset management or a similar property-focused environment.

Experience working with UK lease agreements, landlord and tenant matters, business rates and property compliance will help you succeed in the role.

You'll be comfortable managing budgets, engaging external advisors and balancing competing priorities across a varied portfolio. You'll also be able to explain complex property matters in a way that helps others understand the implications and options available.

We're particularly interested in candidates who:

  • Use data and evidence to inform decisions.
  • Take ownership of outcomes while remaining open to different viewpoints.

Qualifications

A degree, or equivalent in Real Estate, Property, Law, Finance, Business or a related rigor would be beneficial. Professional membership such as MRICS is welcome but not essential.
