Lettings Manager
Location: Watford, Hertfordshire
Salary: £30,000 basic, £20,000 commission, £4,000 car allowance, £54,000 total package
Hours: Monday to Friday, 9.00am to 6.00pm, Saturdays 9.00am to 4.00pm on a rota
Job type: Full time, permanent
The Opportunity
ProFind Property Recruitment is delighted to be working with a well-established high street estate agency to recruit a Lettings Manager for their busy Watford office.
This is a genuine management role. You will take ownership of the lettings operation, lead from the front on valuations and instructions, and be accountable for the performance of the team and the department as a whole.
It will suit somebody who is already managing, or a strong Senior Lettings Negotiator or Valuer ready to take the department on.
The Role
- Leading, motivating, and developing the lettings team, including target setting, training, and day-to-day performance management
- Carrying out market appraisals and winning new instructions across the Watford patch
- Driving the department's performance across lets agreed, available stock, fee income, and conversion
- Building and maintaining a strong local landlord and developer following
- Overseeing applicant management, viewings, offers, and negotiations to a consistently high standard
- Managing the tenancy process from offer through referencing, Right to Rent, compliance, and move-in, working closely with the property management team
- Ensuring the office operates fully compliantly under current lettings legislation, including the tenancy reforms that came into force on 1 May 2026, the end of assured shorthold tenancies, the removal of Section 21, the ban on rental bidding, and the restrictions on rent in advance
- Keeping the team trained and up to date as the remaining phases of the legislation roll out, including the Private Rented Sector Database
- Handling escalated landlord and tenant matters and resolving them properly
- Working alongside the sales side of the business to maximize cross-referral opportunities
- Reporting on pipeline, performance, and market conditions to senior management

About You
- A proven track record within residential lettings, ideally including valuation and instruction winning
- Experience leading, mentoring, or managing a lettings team, or clear readiness to step up
- Strong current knowledge of lettings legislation and compliance, and confidence keeping a team on the right side of it as the law continues to change
- A natural business winner who enjoys the listing side of the job
- Excellent communication and negotiation skills across landlords, tenants, and colleagues
- Commercially minded, with a firm grip on the numbers that drive a lettings department
- Calm and solutions-focused when a tenancy or a landlord relationship needs careful handling
- Comfortable with property software and quick to pick up new systems
- A full UK driving license and access to your own vehicle
- ARLA Propertymark qualifications would be an advantage, though they are not essential
