Overview
Clear Wave Search is partnering with a leading renewable energy developer to appoint a Real Estate Solicitor / Legal Counsel with strong experience in land rights, development-led property work, and the ability to lead on Heads of Terms for new site acquisitions.
This role suits lawyers who enjoy a blend of drafting, negotiation, title review, and commercial deal-making, working directly with landowners and internal development teams. You’ll play a key role in securing the legal rights required for solar and battery storage projects across the UK.
Key Responsibilities
- Lead on Heads of Terms for new land agreements, ensuring commercial and legal alignment.
- Draft and negotiate easements (cable routes, access rights, substation rights).
- Prepare and negotiate Option for Lease agreements for solar/BESS sites.
- Secure wayleaves and other infrastructure access rights.
- Review and advise on title packs, identifying covenants, restrictions, and access issues.
- Negotiate directly with landowners, agents, and surveyors.
- Work closely with grid, planning, and development teams to ensure land rights support project delivery.
- Provide pragmatic legal advice to manage risk and maintain project momentum.

Candidate Profile
Ideal for:
- Real Estate Solicitors (2–4 PQE) with commercial property experience and exposure to development, infrastructure, or energy projects.
- In-house Legal Counsels in renewables, utilities, telecoms, EV charging, or energy development.
- Lawyers confident leading Heads of Terms and negotiating landowner-facing agreements.
- Individuals who enjoy combining legal drafting with commercial negotiation and problem-solving.

Desirable (not essential):
- Experience working on DCO or NSIP projects, or exposure to nationally significant infrastructure consenting.
Requirements
- Experience drafting or negotiating easements, wayleaves, leases, Heads of Terms, or development-led property agreements.
- Strong understanding of real estate law and title review.
- Ability to negotiate confidently with landowners and external stakeholders.
- Commercial, pragmatic approach to legal problem-solving.
- Based in or able to commute to London.
