The opportunity
With a development pipeline exceeding 20,000 homes and a major regeneration programme underway, our client is now seeking an exceptional leader to head up their Project Management (Pre-Construction), Design Management and Cost Planning functions across the Northern region.

As Director of Project Management, you’ll take on a pivotal leadership role within the Project Management & Commercial team, a central function that acts as the critical link between Land Acquisition, Development & Planning, and Construction delivery. This team ensures the viability, buildability and financial sustainability of each project before it hits site.
Your remit will include overseeing design and technical strategy, managing risk and performance across pre-construction phases, and ensuring robust solutions that partnering contractors can deliver efficiently and effectively.
The candidate
We’re looking for an experienced and inspirational leader who can drive high performance and innovation across multi-disciplinary pre-construction teams.
You will bring;
- Extensive experience in property development or construction, with a strong track record in leading pre-construction and project management functions, either within a commercial developer, main contractor, or potentially a consultancy (with directly relevant client-side experience).
- A deep understanding of residential development, particularly large-scale and complex schemes.
- Technical and commercial acumen, ideally supported by relevant academic qualifications.
- Professional membership of a recognised chartered institution (e.g., RICS, CIOB, APM) is desirable.
- A collaborative mindset and the ability to lead cross-functional teams through the complexities of modern housing development.
