The entity behind this appointment owns a substantial commercial property portfolio and isn't looking for someone to simply administer it. They're looking for someone who understands that every lease, every negotiation and every asset decision has a commercial consequence. Someone who enjoys being the person people rely on when the answer isn't obvious.

You'll work across a varied estate, balancing day-to-day portfolio management with longer-term thinking. One day could involve negotiating a complex lease renewal, the next reviewing investment opportunities, challenging external advisers or helping shape future property strategy. It's broad enough to stay interesting and established enough that your work creates lasting value rather than short-term fixes.

What stands out is the level of trust. This isn't an environment where every decision needs layers of approval or where you're boxed into a narrow remit. You'll be expected to think commercially, manage relationships professionally and make recommendations that influence the direction of the portfolio.

You'll probably already be MRICS qualified and have experience managing commercial property, but qualifications alone won't secure this position. The client is far more interested in someone who can build credibility with stakeholders, negotiate confidently and see opportunities where others simply see buildings.
