Portfolio Facilities Manager
£60,000–£65,000 | London / Portfolio-Based
We are working with a leading residential property operator to recruit an experienced Portfolio Facilities Manager to provide oversight of hard FM services across a growing portfolio of Build to Rent and single-family housing assets.
This is a portfolio-level position with responsibility for driving consistent maintenance standards, statutory compliance, contractor performance, and continuous improvement across multiple residential developments. The role will also play an important part in the mobilisation and operational readiness of new developments coming into management.
The Role
Working closely with site teams and the wider operational function, you will:
- Oversee PPM and reactive maintenance programmes across the portfolio
- Ensure M&E services remain compliant with statutory and regulatory requirements
- Monitor and manage the performance of external M&E contractors and service providers
- Support the mobilisation and handover of new BTR and single-family developments
- Oversee CAFM systems and ensure accurate, compliant PPM schedules are maintained
- Review statutory certification, inspections and compliance records
- Support General Managers and Building Managers with technical FM matters
- Drive sustainability, energy efficiency, and wider ESG initiatives
- Support procurement, tendering, and benchmarking of maintenance contracts
- Monitor FM and M&E budgets, forecasting, and cost control
- Maintain accurate asset registers and support lifecycle planning
- Assist with defects, warranties, and contractor liaison
- Develop FM policies, procedures, and standards across the portfolio

About You
We’re looking for an experienced Hard FM professional with strong technical knowledge and experience operating across complex residential buildings.
You should have:
- A minimum of 5 years' experience managing complex Hard FM contracts
- Strong technical knowledge of M&E plant within residential buildings
- Knowledge of SFG20 maintenance requirements
- Experience managing statutory compliance and Health & Safety
- Good knowledge of fire safety, including fire doors, compartmentation, and external wall considerations
- Experience managing outsourced Hard FM and specialist consultancy services
- Strong contractor and stakeholder management skills
- A practical, solutions-focused approach to problem solving
- IWFM Level 4/5 membership or equivalent

Qualifications such as NEBOSH, HNC/HND, or a degree in Building Services/Facilities Management, IOSH membership, and knowledge of the Building Safety Act would be advantageous.
Package
- £60,000–£65,000 per annum
- Discretionary bonus
