About The Role:

Department: Store Environment - Property

Reporting To: Manager of Facilities Operations UK & IRE

The role covers the southwest, south Wales, south coast, M4 corridor and south east.

Job Summary

The Regional Facilities Manager is responsible for leading Facilities Management operations across a defined region within the TJX UK & Ireland store portfolio. The role ensures the effective delivery of reactive services, compliance activities, cleaning standards, asset performance to support a safe, fully operational, and commercially successful store environment.

Acting as the primary Facilities partner to Regional and District Store Operations teams, the Regional Facilities Manager drives service excellence through strong supplier management, operational oversight, commercial decision-making, and proactive problem solving. The role focuses on delivering a consistently high standard of facilities support while identifying opportunities to improve performance, reduce risk, and enhance the customer and associate experience. They should be seen as a visible and transparent business partner, spending sufficient and quality time within their stores.

The Regional Facilities Manager provides leadership and direction across multiple service partners and plays a key role in translating national Facilities strategies into effective regional execution while supporting the wider organisation with trials, initiatives, and project management.

Key Responsibilities:

Regional Facilities Operations

  • Lead all Facilities Management activities across an assigned regional portfolio, ensuring stores are safe, compliant, and operationally effective.
  • Spend a minimum of 3 days per week in stores supporting Retail teams FM services.
  • Drive effective resolution of reactive maintenance issues, ensuring service levels are achieved and disruption to trade is minimized.
  • Monitor work order performance through the FM portal, identifying risks, trends, and opportunities for improvement.
  • Ensure facilities-related issues are prioritized based on business impact, health & safety requirements, and operational urgency.
  • Support the delivery of capital investment projects across the region in partnership with the Capital team.
  • Conduct visits to assess asset condition, compliance, service standards, and operational performance.
  • Ensuring quotes are approved in a timely fashion.
  • Oversee the regional Admin & Coordinators ensuring all FM queries are managed in a timely fashion.

Business Partnering & Stakeholder Management

  • Build strong relationships with Regional Directors, District Managers, Store Managers, and key operational stakeholders.
  • Serve as the primary Facilities representative for the region, providing expert advice and practical solutions to business challenges.
  • Translate facilities-related issues into operational and commercial impacts, enabling informed decision-making.
  • Collaborate with cross-functional teams including Property, Construction, Procurement, Asset Protection, Finance, and Store Operations.
  • Influence and challenge stakeholders where necessary to drive compliance, accountability, and business outcomes.

Supplier Performance & Service Delivery

  • Manage the performance of Facilities suppliers across the region, ensuring delivery against agreed service levels, KPIs, and contractual obligations in partnership with PPM.
  • Provide regular updates on all service providers, addressing service failures and driving corrective actions.
  • Ensure suppliers consistently deliver quality workmanship, value for money, and a positive customer experience.
  • Promote a culture of responsiveness, accountability, and continuous improvement across supplier networks.
  • Escalate significant service issues and support strategic supplier initiatives as required.

Compliance, Risk & Safety

  • Maintain oversight of statutory compliance activities across the regional estate.
  • Ensure stores operate in accordance with relevant Health & Safety, environmental, and facilities compliance requirements.
  • Support audits, inspections, and compliance reviews, ensuring actions are completed within required timescales.
  • Proactively identify risks to business operations and implement mitigation plans.
  • Partner closely with Asset Protection and Store Operations teams on matters relating to safety, security, and risk management.

Commercial & Financial Management

  • Support management of Facilities expenditure within the region, ensuring effective cost control and budget discipline.
  • Analyse spend trends and identify opportunities to optimise costs while maintaining service quality.
  • Challenge unnecessary expenditure and promote commercially balanced solutions.
  • Review supplier quotations, scopes of work, and service proposals to ensure value for money.
  • Support delivery of annual facilities budget objectives and productivity targets.

Continuous Improvement & Operational Excellence

  • Use operational data, reporting, and performance metrics to identify opportunities for improvement.
  • Drive reduction of repeat maintenance issues through root cause analysis and preventative solutions.
  • Support implementation of new systems, processes, technologies, and ways of working.
  • Share best practices across regions and contribute to broader Facilities Management initiatives.
  • Champion a culture of continuous improvement focused on customer experience, asset longevity, compliance, and cost efficiency.

Key Skills & Experience

  • Significant Facilities Management experience within a large, multi-site retail, hospitality, logistics, or commercial environment.
  • Proven experience managing third-party service providers and holding suppliers accountable for performance.
  • Strong stakeholder management skills with the ability to build credibility and influence at multiple organizational levels.
  • Demonstrated ability to manage competing priorities within a fast-paced operational environment.
  • Strong understanding of Facilities compliance, Health & Safety, and statutory obligations.
  • Commercially minded with experience managing budgets, expenditure, and cost-control initiatives.
  • Excellent analytical and problem-solving capabilities with the ability to utilize data to drive decisions.
  • Effective communicator with strong presentation, negotiation, and influencing skills.
  • Ability to travel regularly throughout the assigned region.
