Regional Facilities Manager
Location: Newcastle, North East
Salary: £37,000 + £4,600 car allowance

About the Role
Are you an experienced Facilities Manager looking for a role where you can take real ownership of your portfolio and work across a varied range of commercial properties? This is an opportunity to join an established property consultancy and manage a multi-site portfolio of commercial and mixed-use properties across the North East.
Rather than being tied to a single building, you'll have responsibility across multiple sites, working directly with clients, occupiers, contractors, and property professionals to ensure each property is safe, compliant, well maintained, and delivering a high standard of service.
The position offers plenty of autonomy and variety. You'll be involved in everything from hard and soft FM, contractor performance, and planned maintenance to health & safety, service charge budgets, property inspections, and occupier relationships.
You'll work closely with experienced Management Surveyors and the wider Property Asset Management team, making this a strong opportunity for someone looking to develop their career within commercial property and take on broader portfolio responsibility.
Key Responsibilities
- Manage facilities services across a portfolio of commercial and mixed-use properties.
- Oversee hard and soft FM services, planned maintenance, and contractor performance.
- Manage contractors, suppliers, and service providers, including regular performance reviews and KPIs.
- Carry out regular site visits and property inspections, monitoring condition, service delivery, and compliance.
- Ensure Health, Safety, and Environmental requirements are maintained across the portfolio.
- Coordinate maintenance, repairs, and minor works through to completion.
- Support the preparation and management of service charge budgets and monitor expenditure.
- Liaise with clients, occupiers, on-site teams, and contractors to resolve property and service issues.
- Maintain accurate property and facilities information.
- Support wider regional and national FM initiatives where required.

About You
- Minimum 2 years' experience in Facilities Management, ideally within commercial property.
- NEBOSH General Certificate – essential.
- Good understanding of managing agent responsibilities.
- Strong understanding of landlord and tenant relationships within commercial property.
- Experience managing Health & Safety and compliance requirements.
- Strong contractor and supplier management experience.
- Good knowledge of soft services Facilities Management.
- Understanding of hard services and the ability to identify and communicate technical issues effectively.
- Strong communication and stakeholder-management skills.
- Comfortable taking ownership of multiple properties and priorities.
- Full driving licence and access to transport for site visits.

Desirable Experience
- Membership of IWFM/BIFM and/or IOSH at an appropriate level.
- Contractor performance and KPI management.
- Service charge budget management.
- Planned Preventative Maintenance (PPM).
- Commercial property inspections.
- Fire Risk Assessment awareness.
- Asbestos Awareness.
- Water Hygiene management.
- Experience across multi-site commercial or mixed-use portfolios.
