Regional Facilities Manager

We are currently recruiting on behalf of a niche property managing agent who are looking to add a Regional Facilities Manager to their team. Potential candidates will lead the delivering high quality facilities management service for the benefit of clients and occupiers across a portfolio of commercial assets across South and South West London.

Responsibilities

  • Recruitment and Training: Responsible for the recruitment and training of all staff whilst maintaining a safe and pleasant environment for customers through the monitoring of Health & Safety systems and the promotion of best practice throughout all tasks.
  • Risk Management and Contractor Service: Key activity ensuring full compliance with building statutory requirements through regular inspections and audits. Candidates will be confident in dealing with involved and "hands on" landlords and be able to engage through regular meetings.
  • Compliance and Risk Assessment: Ensure compliance with all legal and statutory requirements, including Health and Safety. NEBOSH or IOSH qualifications or commitment to the same is essential. Prepare each site for risk assessment maintaining a high target compliance rating.
  • Site Management and Tenant Relations: Ensuring that a full set of risk assessments is held at each property and action plans are implemented, diligently and competently at all times. Ensure that monthly checklists are completed and uploaded on to the relevant system, within the appropriate time scales. To act as a mentor any directly employed on site staff and ensure that their development and progression is managed to allow them the best chance of success.
  • Property Inspection and Maintenance: Record utility consumption, at all sites and update the relevant system accordingly. Ensure that high site standards, in respect of cleaning, repair and presentation are achieved and maintained at all times, within property budgets. Visit each tenant on a monthly basis or as often as the management contract dictates and report any issues to the appointed Management Surveyor.
  • Contractor Evaluation and Budget Management: Develop a close working relationship with tenant representatives and manage tenant satisfaction and relationships. Inspect all properties on frequency specified by the Management Surveyor, multi lets should be visited at least once a month, although site conditions may dictate a higher frequency. In the event of emergency situations, to attend property as soon as is possible and report back to relevant personnel. Evaluate existing contractual relationships and ensure that the service provided by contractors, is in line with the agreed specification. Ensure that any shortcomings in service delivery, are dealt with swiftly and reported back to the Management Surveyor and Operations team.
  • Budget Preparation and Reconciliation: Assist the Management Surveyor with the preparation, management and reconciliation of service charge budgets.
