Role Overview

You will lead, coach and inspire a team of six Property Managers delivering first class estate management across North Bristol. Bringing clarity, structure and momentum, you will set the standard for service, empower your team to do their best work, and ensure residents, clients and contractors feel well supported and informed.

Balancing strategic oversight with hands on guidance, you will streamline processes, drive compliance and financial performance, and step in on complex issues when needed. Your leadership will create a culture of accountability, collaboration and continuous improvement that elevates the experience across every development.

ROLE EXPECTATIONS

You will spend most days supporting your Property Managers: reviewing portfolios, coaching through challenges, and aligning priorities with service standards and budgets. You will build strong relationships with clients, residents and contractors, lead team rhythms, and ensure risks, actions and communications are managed proactively.

  • Your team consistently delivers on SLA commitments with clear, timely communication to clients and residents.
  • Service charge budgets are accurate, well managed and reported with confidence; variances are anticipated and addressed early.
  • Compliance actions are up to date across the portfolio with robust evidence and a clear audit trail.
  • Complex issues are resolved quickly through practical, empathetic problem solving and decisive leadership.
  • Team engagement is high, with structured coaching, professional growth and low attrition.

How You'll Spend Most Of Your Time

  • Leading one-to-ones, team meetings and coaching sessions to prioritise workload and develop capability.
  • Reviewing portfolio performance, budgets, works programmes and compliance trackers, and unblocking issues.
  • Building relationships with clients and residents, attending key meetings and supporting AGMs where required.
  • Overseeing contractor performance, tendering approaches and value-for-money decisions.
  • Escalating and resolving complex or sensitive matters, ensuring clear action plans and communications.
  • Refining processes, reporting and systems to improve consistency, efficiency and resident experience.

Experience That Helps

  • Leading a team in residential block or estate management, facilities, housing or a related service environment.
  • Managing service charge budgets, contractor performance and works programmes.
  • Handling complex resident or client matters, meetings and communications with confidence.
  • Implementing process improvements and using property management systems and reporting tools.
  • Working within compliance frameworks and health and safety requirements relevant to residential estates.
