Kings Estates is a market leader in its south coast offices and is expanding its professional expertise to serve an increasing portfolio of investors in Surrey.
Role Description
The Rentals Manager is a full-time, on-site role based in Southampton, responsible for overseeing the day-to-day management of the lettings portfolio. This includes handling tenant enquiries, coordinating viewings, managing applications and references, and preparing tenancy agreements and move-in documentation. The role involves maintaining strong relationships with landlords and tenants, ensuring properties are marketed effectively, monitoring rent collections, and supporting compliance with relevant legislation and company policies. The Rentals Manager will collaborate closely with the wider office team, contribute to growth targets, and help maintain Kings Estates’ reputation for excellent service and professional standards.

Qualifications

- Strong residential lettings and property management skills, including experience handling tenancies from instruction to move-out.
- Customer service and communication skills, with the ability to build positive relationships with landlords, tenants, and colleagues.
- Organizational and time-management skills, including managing multiple properties, deadlines, and administrative tasks efficiently.
- Sales and negotiation skills, with experience in property marketing, conducting viewings, and converting enquiries into successful tenancies.
- Knowledge of UK lettings legislation, compliance requirements, and best practices within the private rented sector.
- Competence in using property management and CRM software, along with solid general IT skills (email, spreadsheets, document preparation).
- Ability to work independently on-site, make sound decisions, and contribute positively to a team-oriented environment.
- Previous experience in an estate agency or lettings environment is highly beneficial; relevant professional qualifications (e.g., ARLA/Propertymark) are an advantage.
- Valid right to work in the UK and willingness to work standard office hours with occasional flexibility for viewings as required.
