What You’ll Do
Are you passionate about delivering excellent customer service while ensuring tenants receive a fair, transparent and legally compliant experience?
We’re looking for a Rents and Tenancy Adviser to join our Commercial Operations team on a six-month fixed-term contract. This is an exciting opportunity to play a key role in managing rent reviews and tenancy renewals across our Simplicity and Intermediate Market Rent (IMR) portfolios.
You’ll be responsible for managing the end-to-end rent review process, setting rents using market evidence, supporting tenancy progression, and ensuring every stage of the process complies with current legislation, including the Renters’ Rights Act. You’ll also provide expert advice to residents, resolve complex tenancy enquiries, and represent Notting Hill Genesis at Rent Tribunal hearings where required.
This is a varied role that combines customer service, housing legislation, negotiation and analytical thinking, making a real difference to both our residents and our organisation.
How You’ll Do It
- Manage the complete rent review process across the Simplicity portfolio, ensuring rents are set fairly using market evidence and organisational policy.
- Prepare, issue and administer Section 13 rent increase notices, ensuring statutory requirements are met accurately and within required timescales.
- Manage tenancy renewals for Intermediate Market Rent (IMR) homes, negotiating outcomes that balance customer needs with organisational objectives.
- Carry out market research and analyse comparable rental data to support evidence-based rent setting.
- Respond to customer enquiries relating to rent reviews, renewals and tenancy matters, delivering an excellent customer experience throughout.
- Support tenancy progression activities including referencing, affordability assessments, tenancy creation, deposit collection and tenancy documentation.
- Prepare detailed evidence packs and represent Notting Hill Genesis at Rent Tribunal hearings where residents challenge proposed rent increases.
- Maintain accurate records, audit trails and documentation to ensure compliance with legislation, internal policies and regulatory requirements.
- Build positive working relationships across teams to ensure tenancy processes are efficient, compliant and customer focused.
- Contribute to continuous improvement by identifying opportunities to enhance tenancy administration and rent review processes.

Pending confirmation of legislative changes, this role may require a qualification to demonstrate competence. If not already qualified, there may be an expectation to study towards a professional qualification.
Essential:
- Experience within tenancy management, housing management or the private rented sector.
- Knowledge of tenancy agreements, tenancy renewals and tenancy administration.
- Good understanding of housing legislation and regulatory compliance.
- Excellent attention to detail, particularly when producing legal or statutory documentation.
- Strong communication skills with the confidence to explain complex information clearly and professionally.
- Experience handling sensitive or challenging conversations with customers.
- Ability to analyse market information and make evidence-based decisions.
- Strong administrative and organisational skills with the ability to manage competing priorities.
- Good IT skills, particularly Microsoft Office applications.
- Ability to work independently whilst collaborating effectively with colleagues.
Desirable:
- Experience managing rent reviews or rent setting.
- Experience preparing legal documentation, including Section 13 notices.
- Previous experience attending tribunal hearings or presenting evidence.
- ARLA qualification (or willingness to achieve this within 12 months).
