As a Repairs and Voids Surveyor based in London
You'll play a key role in ensuring properties are well-maintained and ready for occupancy. You'll be responsible for overseeing repair works and managing void properties, making sure everything runs smoothly and efficiently.
Client Details
Our client is a community-focused housing organisation responsible for managing a diverse residential portfolio of approximately 1,700 homes and 500 leasehold properties across South London. Their stock includes purpose-built flats, tower blocks, and Victorian properties, providing a varied and technically rewarding environment for housing professionals.
Following a recent restructure within Property Services and continued investment in front-line housing services, they are seeking an experienced Repairs Surveyor to join their growing team. This is an excellent opportunity for a Building Surveyor, Repairs Surveyor, Technical Surveyor, Voids Surveyor, or Property Maintenance professional to play a key role in delivering responsive repairs, void property turnaround, damp and mould inspections, contractor management, and customer-focused housing services.
Description
- Lead the delivery of void property inspections and responsive repairs surveying activities across a residential housing portfolio.
- Carry out pre-void inspections within agreed service level timescales and assess properties against lettable standards.
- Categorise void properties and develop appropriate scopes of work based on complexity, condition, and turnaround targets.
- Raise works orders using housing management systems, ensuring repairs are instructed accurately and within required timescales.
- Undertake pre-inspections, work-in-progress inspections, post-inspections, and snagging inspections to verify quality and compliance.
- Accurately diagnose building defects, repair failures, component deterioration, and maintenance requirements.
- Diagnose condensation, ventilation failures, water ingress, insulation deficiencies, and other property-related damp and mould issues.
- Ensure compliance with Awaab's Law timeframes, statutory obligations, and internal service standards.
- Record inspection findings with full photographic evidence and detailed technical reports.
- Manage repair cases through to completion, ensuring all records, updates, and documentation are accurately maintained.
- Undertake condition surveys and technical inspections as required to support responsive maintenance and asset management activities.
- Identify HHSRS hazards and escalate significant health and safety concerns where necessary.
- Monitor repair expenditure and ensure value for money through accurate diagnosis, specification writing, and contractor management.
- Liaise with residents, contractors, consultants, and internal stakeholders regarding repair requirements, programmes, and timescales.
- Ensure homes meet the Decent Homes Standard and Homes (Fitness for Human Habitation) requirements.
- Support the identification and referral of major works, component replacements, and capital investment opportunities.
- Provide technical advice to operational teams on repairs, maintenance, damp and mould, and property condition matters.
- Attend contractor performance meetings and contribute to service improvement initiatives.
- Maintain accurate inspection records across relevant housing management and compliance systems.
- Promote excellent resident satisfaction through proactive communication, professional conduct, and effective case management.
- Ensure all activities are delivered in accordance with legislative requirements, regulatory standards, health and safety obligations, and organisational procedures.

Profile
- Educated to HNC, HND, Level 5 qualification, or above in Building Surveying, Construction, Property Maintenance, or a related discipline.
- Equivalent experience will be considered where supported by a strong track record in housing repairs and surveying.
- Proven experience delivering repairs surveying, property inspections, and void management within residential or social housing environments.
- Experience carrying out pre-inspections, post-inspections, snagging inspections, and contractor quality assurance activities.
- Strong knowledge of responsive repairs, void property management, and building maintenance practices.
- Experience diagnosing building defects, damp and mould issues, condensation, water ingress, and repair failures.
- Understanding of Awaab's Law and its implications for social housing providers.
- Knowledge of HHSRS, Decent Homes Standard, Homes (Fitness for Human Habitation) Act, Landlord and Tenant Act 1985, and associated housing legislation.
- Experience managing contractors and monitoring performance against KPIs, quality standards, and service delivery requirements.
- Experience producing schedules of work, specifications, inspection reports, and technical documentation.
- Working knowledge of repairs and housing management systems, including NEC or equivalent platforms.
- Strong customer service, communication, and stakeholder management skills.
- Excellent report-writing and diagnostic surveying capability.
- Good understanding of health and safety legislation, building regulations, and compliance requirements.
