Location: East London
Salary: £50,000 – £54,000 per annum
Contract: Permanent

About the Role

We are looking for an experienced Repairs Surveyor to join the Property Services team of a leading ALMO in East London.
The role will be responsible for delivering a high-quality surveying service across the organisation's housing stock, providing technical advice and overseeing responsive repairs, complex maintenance issues and property-related works.
You will undertake inspections, diagnose building defects, identify appropriate remedial works and ensure repairs are delivered to the required standard, within budget and in line with relevant legislation, policies and service standards.
The successful candidate will have experience working within social housing, an ALMO, local authority or housing association, with a strong understanding of responsive repairs and the challenges associated with maintaining occupied residential properties.

Key Responsibilities

  • Undertake property inspections and surveys in response to repairs, complaints, complex defects and technical issues.
  • Diagnose building defects and determine appropriate remedial solutions, preparing clear scopes of works and specifications.
  • Raise and manage works orders, ensuring repairs are appropriate, cost-effective and completed within agreed timescales.
  • Monitor contractors and inspect completed works to ensure quality, compliance and value for money.
  • Manage more complex or high-value repairs, including damp and mould, leaks, structural defects, roofing, external works and other building-related issues.
  • Provide technical advice to colleagues, residents, contractors and other stakeholders.
  • Investigate recurring repair issues and identify opportunities for preventative works and improvements.
  • Support the management of disrepair and complaints cases, providing technical reports and information where required.
  • Ensure works comply with relevant health and safety, housing and building legislation, as well as organisational policies and procedures.
  • Maintain accurate records of inspections, specifications, works orders, costs and outcomes on relevant housing/property management systems.
  • Assist with monitoring repairs expenditure, contractor performance and service KPIs.
  • Work collaboratively with Repairs, Housing, Asset Management, Compliance and Customer Services teams.
  • Ensure residents are kept informed throughout the repair process and that works are delivered with a strong focus on customer service.

About You

You will ideally have:

  • Previous experience as a Repairs Surveyor, Building Surveyor, Maintenance Surveyor or similar within social housing.
  • Experience working for a housing association, ALMO, local authority/council or other social landlord.
  • Strong knowledge of responsive repairs and residential building maintenance.
  • Experience diagnosing building defects and producing scopes/specifications for remedial works.
  • Experience inspecting contractor works and managing works through to completion.
  • Knowledge of housing legislation, health and safety requirements and relevant building standards.
  • Experience dealing with residents, contractors and internal stakeholders.
  • Good understanding of budgets, works orders, contractor performance and value for money.
  • Strong written and verbal communication skills, with the ability to produce clear technical reports.
  • A relevant surveying, construction or property qualification would be advantageous, although relevant practical experience will also be considered.
  • A full UK driving licence is desirable.
