Resident Mechanical / Air Conditioning Maintenance Engineer
Location: Cumbria / North Lancashire – predominantly supporting sites in the Windermere and Kendal area
Salary: £40,000–£45,000 basic, depending on experience
Travel: Paid home-to-home

Pure Engineering Services are looking for an experienced Resident Mechanical / Air Conditioning Maintenance Engineer to join our team working on an established commercial maintenance contract.
About the Role
This is predominantly a site-based role looking after a varied range of building services plant, with the majority of work centred around Windermere and Kendal and Handforth.
We are happy to consider engineers living up to around an hour from the main sites, with travel time paid Home to Home.
We are looking for somebody who is a strong all-round engineer, comfortable with planned preventative maintenance, reactive maintenance and fault finding, and who takes ownership of the buildings and equipment they look after.

- Split and multi-split air-conditioning systems
- Air handling units
- Chillers
- Close control air-conditioning systems, including Denco units
- Fan coil units
- Supply and extract fans
- Pumps and circulating systems
- Pressurisation equipment
- Heating and chilled-water systems
- Plate heat exchangers
- BMS / control panels and associated controls
- General mechanical building services plant
You’ll be working across a varied range of commercial air-conditioning and mechanical systems, so a good all-round understanding of building services plant and strong fault-finding skills are important. Specialist equipment such as gas boilers and other statutory or specialist services are maintained by specialist contractors and are not expected to be serviced by the resident engineer.

Key Responsibilities
- Carrying out planned preventative maintenance
- Responding to reactive faults and breakdowns
- Fault finding on mechanical and air-conditioning systems
- Carrying out minor repairs and remedial works
- Identifying defects and potential failures
- Checking plant operation and general condition
- Liaising with specialist subcontractors where required
- Supporting visiting contractors and engineers
- Maintaining accurate service records and job sheets
- Producing clear reports detailing faults, actions taken and recommendations
- Liaising directly with the client’s site team
- Keeping plant areas and work areas clean, safe and presentable
- Escalating issues to the PES Service Team where additional technical support is required
What We’re Looking For
We’re interested in candidates with experience as a Mechanical Maintenance Engineer, Air Conditioning Engineer, HVAC Engineer, Building Services Engineer or Multi-Skilled Maintenance Engineer.
You should have:
- Good mechanical and commercial air-conditioning knowledge, including experience with VRF/VRV, split systems, AHUs and ideally close control systems such as Denco
- Strong fault-finding ability
- Fgas Cat 1
- Experience working within commercial buildings
- Experience with both PPM and reactive maintenance
- Knowledge of pumps and associated mechanical systems
- Basic electrical fault-finding ability
- Good communication skills
- The ability to work independently and manage your own workload
- Good written reporting skills
- A professional approach when dealing directly with clients
- Full UK driving licence
- Relevant mechanical, air-conditioning or building-services qualifications would also be beneficial.

The Person
This role would suit somebody who likes having ownership of their sites and building a good understanding of the plant and systems they look after.
We are not simply looking for someone to work through a PPM sheet and move on. We want an engineer who notices when something isn’t right, investigates problems properly and communicates clearly with both the client and the PES service team.
You’ll have the support of the wider PES technical and service team, with specialist contractors used for equipment and disciplines outside the resident engineer’s scope.
