Residential Conveyancer
Location: Lytham St Annes
Salary: Up to £45,000 DOE
The Opportunity
A well-established law firm in Lytham St Annes is looking to appoint an experienced Residential Conveyancer to join its team.
This is an excellent opportunity for a Licensed Conveyancer, CILEX professional or Solicitor with around 2–3 years' residential property experience who is confident managing their own caseload from start to finish.
You'll become the firm's sole dedicated residential conveyancing specialist, giving you genuine ownership of your caseload and the opportunity to play an important role within a close-knit team.
The Role
The successful candidate will take responsibility for a full residential conveyancing caseload from initial instruction through to completion and post-completion.
Your responsibilities will include:
- Managing your own caseload of residential property transactions from instruction through to completion.
- Handling the day-to-day progression of matters and ensuring transactions move forward efficiently.
- Drafting and reviewing relevant legal documentation.
- Reviewing title and property documentation.
- Liaising with clients, estate agents, lenders and other solicitors throughout transactions.
- Providing clear and practical advice to clients throughout the conveyancing process.
- Managing key deadlines and ensuring matters complete within the required timescales.
- Maintaining accurate and compliant case files.

About You
The firm is looking for a qualified residential property professional with approximately 2–3 years' experience.
Applications are welcomed from:
- Residential Property Solicitors
- Licensed Conveyancers
- CILEX-qualified professionals
- Experienced Conveyancers with the appropriate qualifications
You should be confident managing a residential caseload independently and comfortable taking responsibility for matters from start to finish.
The ideal candidate will be:
- Experienced in residential conveyancing.
- Comfortable running their own caseload with minimal supervision.
- Organised and able to manage competing deadlines.
- Client-focused with strong communication skills.
- Detail-oriented and commercially aware.
- Confident working independently while contributing to a close-knit team.
The Team
You'll join a small and established firm with a team of five across the wider practice.
As the only dedicated residential conveyancer, you'll have significant responsibility and visibility within the business, with direct access to the Directors and the opportunity to make the role your own.

Working Pattern & Benefits
- Salary of Up to £45,000 depending on experience.
- Full-time position.
- Primarily office-based in Lytham St Annes.
- Consideration may be given to a four-day working week for the right candidate.
- Direct access to senior management and Directors.
- Opportunity to take genuine ownership of the residential conveyancing function.
