The Package:
- Up to £45,000, depending on experience, track record and local knowledge
- Overall package includes a car allowance
- Realistic year-one OTE £50,000–£60,000+
- Uncapped earning potential
- Potential 6-month earnings guarantee, annualised up to £50,000, for the right individual
- Commission on completed sales fee income from personally won instructions up to budget (happy to chat through percentages)
- Commission on completed sales fee income above budget (happy to chat through percentages)
- Additional annual discretionary bonus linked to lettings and net managed portfolio growth
- 55p per mile business mileage
- Monday to Friday, currently 9:00am–5:00pm
- No Saturday working
- 25 days annual leave plus BH

The Company & Role:
Harte Recruitment is working with a growing property business to appoint a Residential Sales & Lettings Manager to build its presence across Kendal and the wider South Lakes market.
This is much more than managing an established branch. You’ll initially work hands-on across the full customer journey, taking ownership of sales and lettings growth, winning instructions and building market share. As the operation grows, there is scope to expand the team around you.
The Person:
- Sales and lettings experience highly desirable; candidates from either discipline considered, with lettings particularly welcomed
- Strong track record in valuations, listings and winning instructions
- Commercially minded with proven business-generation ability
- Management experience or clear leadership capability (ideal but not essential)
- Confident taking ownership of revenue, instructions and market-share growth
- Proactive, determined, adaptable and hands-on
- Local Kendal/South Lakes knowledge or network advantageous
- Strong Assistant Managers/Senior Valuers and Negotiators ready to step up considered
- Own car required, mileage covered

The Residential Sales & Lettings Manager Role:
- Launch and grow the local residential sales operation
- Own the local sales growth strategy
- Generate and conduct market appraisals and win instructions
- Undertake viewings, negotiations and sales progression
- Drive fee income and increase market share
- Oversee and grow the existing lettings operation and net managed portfolio
- Develop vendor, applicant and local introducer relationships
- Manage the local office and growing team
- Drive cross-selling between sales and lettings
- Maintain strong customer service and operational standards
- Develop local profile across Kendal and the South Lakes
- Work to commercial KPIs around income, budgets, fees and growth
