Job Description
Purpose of the Role
To effectively manage the bank’s commercial real estate operations and collaborate with various stakeholders to align objectives, mitigate risk, and maximize value.
Accountabilities
- Negotiation of lease provisions and contracts with various stakeholders including property owners, tenants, and vendors (such as Licence to Alter, Rent Reviews, Dilapidations etc).
- Collaboration with internal stakeholders including finance, legal, and risk management to comply with regulatory and contractual requirements and align internal objectives and policies.
- Development and management of budgets related to ongoing property expenses.
- Payment and management of Real Estate expenses including Rent, Rates, Service Charges, and Insurance.
- Management of exits from bank premises other than through disposal (i.e Lease break or lease expiry).
- Management of all key controls and contractual KPIs relating to Real Estate activities.

- If managing a team, define jobs and responsibilities, planning for the department’s future needs and operations, counselling employees on performance, and contributing to employee pay decisions/changes. They may also lead a number of specialists to influence the operations of a department, in alignment with strategic as well as tactical priorities, while balancing short and long term goals and ensuring that budgets and schedules meet corporate requirements.

- OR for an individual contributor, they will be a subject matter expert within their own discipline and will guide technical direction. They will lead collaborative, multi-year assignments and guide team members through structured assignments, identify the need for the inclusion of other areas of specialisation to complete assignments. They will train, guide, and coach less experienced specialists and provide information affecting long term profits, organisational risks, and strategic decisions.
- Advise key stakeholders, including functional leadership teams and senior management on functional and cross-functional areas of impact and alignment.
- Manage and mitigate risks through assessment, in support of the control and governance agenda.
- Demonstrate leadership and accountability for managing risk and strengthening controls in relation to the work your team does.
- Demonstrate comprehensive understanding of the organisation functions to contribute to achieving the goals of the business.
- Collaborate with other areas of work, for business-aligned support areas to keep up to speed with business activity and the business strategies.
- Create solutions based on sophisticated analytical thought comparing and selecting complex alternatives. In-depth analysis with interpretative thinking will be required to define problems and develop innovative solutions.
- Adopt and include the outcomes of extensive research in problem-solving processes.
- Seek out, build, and maintain trusting relationships and partnerships with internal and external stakeholders in order to accomplish key business objectives, using influencing and negotiating skills to achieve outcomes.

In this role, you will join the Retail Property team, taking ownership of budget management, commercial oversight, and financial performance across a large and complex portfolio. You will play a key role in ensuring spending is effectively managed against budget, providing detailed analysis, identifying financial risks and opportunities, and supporting informed decision-making across the business.

The role involves close collaboration with senior stakeholders, finance teams, property leaders, and external suppliers. You will be responsible for analysing spend, producing insightful reporting, driving commercial governance, and helping teams improve budgeting capability and financial discipline. This is not a customer-facing role, but it is highly visible, requiring strong commercial judgement, financial expertise, and the ability to influence at all levels of the organisation.
To be successful as a Retail Commercial & Budget Manager you should have:
- Strong stakeholder management and influencing skills, with the ability to engage confidently with senior leaders and challenge constructively where required.
- A sound understanding of finance, accounting, budgeting, and commercial management within a large organisation.
- Proven experience in a finance, commercial, budgeting, or financial management role, with the ability to analyse complex spending data and provide actionable insights.
- The ability to adapt in a constantly changing environment, demonstrating initiative, leadership, and a proactive approach to continuous improvement.
Some other highly valued skills/experience include:
- Advanced Excel and data analysis skills, with confidence working with large datasets and financial reporting.
- Strong negotiation skills and experience managing supplier and commercial relationships.
- Experience coaching, leading, or developing others, helping teams build stronger budgeting disciplines and financial awareness.
- A commercial mindset with the ability to identify risks early and recommend appropriate actions to maintain budget control.
You may be assessed on the key critical skills relevant for success in the role, such as risk and controls, change and transformation, business acumen, strategic thinking, and digital and technology, as well as job-specific technical skills.
