Alongside our new-build snagging, pre-completion inspection and specialist inspection services, we are expanding our RICS Home Survey offering across Level 1, Level 2 and Level 3.
We are now looking to build our panel of experienced, independent RICS surveyor contractors across the UK.
The Opportunity
We are looking for qualified RICS residential surveyors to carry out RICS Home Survey Level 1, Level 2 and Level 3 inspections on a self-employed contractor basis.
This is a flexible, field-based role for surveyors who want to work with an established national brand while maintaining control over their own diary, availability and local coverage area.
You may be considered for one or more of the following services, depending on your qualifications, experience and RICS status:
- RICS Home Survey Level 1 — condition-focused reports for newer, conventional homes in good condition.
- RICS Home Survey Level 2 — survey-only reports for conventional properties in reasonable condition, including advice on defects, repairs and maintenance.
- RICS Home Survey Level 2 + Valuation — for surveyors who are also RICS Registered Valuers.
- RICS Home Survey Level 3 — detailed building surveys for older, larger, altered, unusual or more complex properties.

What You’ll Be Doing
You will carry out professional residential property inspections in line with the RICS Home Survey Standard and the agreed scope of each instruction.
Your work will include:
- Carrying out RICS Home Survey Level 1, Level 2 and/or Level 3 inspections.
- Assessing the condition, construction, defects, risks and visible issues affecting residential properties.
- Preparing clear, accurate and well-structured reports in plain English.
- Using appropriate condition ratings, defect commentary and recommendations.
- Advising on further investigations, urgent repairs, maintenance priorities and matters for legal advisers where relevant.
- Delivering reports within agreed turnaround times and to Premier Snag’s quality standards.
- Liaising professionally with clients, vendors, agents and the Premier Snag office team where required.
- Maintaining independence, professionalism and compliance with RICS rules, standards and conflicts-of-interest requirements.
- For valuation instructions, preparing compliant valuation content only where you hold the correct RICS Registered Valuer status.
What We’re Looking For
Essential:
- Current RICS membership: AssocRICS, MRICS or FRICS.
- Appropriate residential surveying experience for the survey level(s) you wish to undertake.
- Strong working knowledge of the RICS Home Survey Standard.
- Experience producing RICS Home Survey Level 1, Level 2 and/or Level 3 reports.
- Excellent knowledge of UK residential construction, common defects, damp, roofs, services, structural movement, alterations and maintenance issues.
- Ability to write clear, practical and client-friendly reports.
- Professional indemnity insurance appropriate to the work undertaken.
- Full UK driving licence and access to your own vehicle.
- Strong diary management, reliability and communication skills.
- Right to work in the UK.
Required for valuation work:
- Current RICS Registered Valuer status.
- Experience preparing residential market valuations and, where required, reinstatement cost figures.
- Knowledge of RICS Red Book requirements and valuation compliance.

Desirable:
- Experience with older, period, listed, extended or non-standard properties.
- Experience with new-build homes, snagging, NHBC standards or NHQB pre-completion inspections.
- Familiarity with drone, thermal imaging or specialist defect reporting.
- Ability to cover multiple local postcode areas.
- Availability for regular instructions, including short-notice survey opportunities.

Contractor Status
This is a self-employed contractor role. Work is offered on a per-instruction basis and there are no guaranteed minimum hours. Contractors are responsible for their own tax, insurance, professional memberships, equipment, transport and regulatory compliance.
