Position Summary
The Room Preventive Maintenance (RPM) Engineer is responsible for maintaining the physical condition, appearance, functionality, and safety of hotel guest rooms through the execution of a structured preventive maintenance programme. The role focuses on identifying and resolving maintenance issues before they impact guests, ensuring all guestrooms meet brand standards, safety requirements, and operational expectations. The RPM Engineer works closely with Housekeeping, Front Office, and the wider Engineering team to maximise guest satisfaction, minimise room downtime, and extend the life cycle of hotel assets.
Key Responsibilities
Room Preventive Maintenance
- Perform scheduled preventive maintenance inspections in guest rooms and suites.
- Conduct comprehensive room checks covering electrical, plumbing, HVAC, furniture, fixtures, finishes, and equipment.
- Complete preventive maintenance tasks in accordance with hotel engineering standards and maintenance schedules.
- Ensure guest rooms are returned to service promptly and meet established quality standards.
Repair & Maintenance
Diagnose and repair defects relating to:
- Lighting and electrical fittings
- Power outlets and switches
- Bathroom fixtures and plumbing systems
- Air-conditioning and heating controls
- Doors, locks, hinges, and hardware
- Furniture, cabinetry, and wardrobes
- Curtains, blinds, and soft furnishings
- Wall, floor, and ceiling finishes
- Carry out painting, decorating, and minor carpentry works as required.
- Perform minor repairs without the need for external contractors whenever possible.

Room Quality Assurance
- Inspect vacant rooms and identify maintenance deficiencies.
- Ensure rooms comply with brand standards and hotel presentation requirements.
- Report significant defects requiring specialist repair or replacement.
- Follow up on outstanding maintenance items until completed.
Asset Protection
- Help prolong the life of guest room fixtures, fittings, and equipment through proactive maintenance.
- Monitor the condition of furniture, case goods, bathroom fittings, and room technology.
- Recommend replacement or refurbishment of damaged assets when necessary.
Health, Safety & Compliance
- Ensure all work is completed in accordance with health and safety regulations.
- Maintain safe working practices when using tools, equipment, and chemicals.
- Identify and report potential hazards within guestrooms and guest corridors.
- Support fire, life safety, and compliance inspections as required.
Administrative Responsibilities
- Update maintenance records and work orders accurately.
- Document completed room inspections and corrective actions.
- Assist in tracking preventive maintenance completion targets.
- Report recurring room defects and reliability trends to Engineering Management.
Operational Support
- Support reactive maintenance requests during peak operational periods.
- Assist with room refurbishment projects and capital improvement programmes.
- Participate in emergency response procedures when required.
- Provide engineering support during high occupancy periods and major events
