Job Summary
Do you have a natural and engaging communication style, exceptional attention to detail and accuracy as well as singular administrative skills?
This is your chance to work for a successful company and to join a fantastic Sales Team within TW Yorkshire in Wakefield, Yorkshire. We are looking for an enthusiastic and motivated Sales Counsellor to effectively manage the purchasing process from point of reservation through to legal completion. Working closely with the Sales and Marketing Director the successful candidate needs to be target-driven and customer-focused with excellent negotiating and communication skills.
Primary Responsibilities
- Unsold second-time buyers and PX enquiries
- Liaise with Solicitors and IFA’s to obtain regular updates on all reservations
- Obtaining valuations for customers’ existing property during the initial temporary hold period
- To assist in the negotiation of marketing packages and PX offers
- Negotiation in achieving a sale on existing property
- Liaise with the Taylor Wimpey legal department
- Administration of sales process with all relevant correspondence to customers and nominated Estate Agents
- Administration of reports to assist with sales management and forward forecasting
- To progress the customers and PX sales and associated housing chains through to unconditional exchange of contract and legal completion
- To set up, review and manage nominated Estate Agents’ performance and agreements
- Check legal completion statements
- To undertake market research and competitor analysis when required
- Achieve Exchange of contracts within Taylor Wimpey’s set timescales
- Serve legal notices and monitor HQI sign-offs
- Maintain accurate records of all PX and Easy mover negotiations as per company procedures
- To provide support to Field Sales Manager/Sales and Marketing Director in setting up of new developments in relation to the company sales function and marketing packages
- To assist in the training and development of the sales team in regard to the agreed company marketing packages i.e. PX and Easy Mover
- To assist in supporting the sales administrator during busy times and providing holiday/sickness cover

Experience, Qualifications, Technical Requirements
Newbuild or estate agency experience in progressing house sales - not essential
