It brings interactive floor plans, virtual staging, room transformations, branded property websites, social media content, lead capture and marketing analytics into one streamlined platform. SmartSpaces helps property companies showcase vacant and move-in-ready homes more effectively, create high-quality marketing content faster and provide prospective residents with a more engaging online leasing experience.

Job Description
We are seeking a highly motivated and results-driven Contract Sales Representative to help grow SmartSpaces throughout the UK market.
The successful candidate will identify prospective clients, build relationships with key decision-makers and book qualified meetings and product demonstrations for the TIA sales team. Target clients will include Build-to-Rent operators, property management companies, residential developers, institutional landlords, letting agencies and other companies with significant rental portfolios.
This is a remote, part-time contractor position suited to an independent sales professional with strong knowledge of the UK property market and a proven ability to generate new business opportunities.

Key Responsibilities

  • Lead Generation: Identify and qualify potential clients throughout the UK property, rental and Build-to-Rent sectors.
  • Prospecting: Conduct targeted outreach through email, LinkedIn, telephone, networking events, industry associations and professional relationships.
  • Appointment Setting: Book qualified discovery meetings and SmartSpaces demonstrations with relevant decision-makers.
  • Relationship Building: Develop relationships with property owners, asset managers, marketing directors, leasing directors, development teams and property management executives.
  • Needs Discovery: Understand how prospects currently market available properties, identify gaps in their process and communicate how SmartSpaces can support their leasing and marketing objectives.
  • Pipeline Development: Build and maintain a consistent pipeline of qualified prospects and follow-up opportunities.
  • Market Research: Monitor UK property trends, Build-to-Rent developments, competitor activity and new residential projects to identify potential opportunities.
  • Sales Collaboration: Work closely with TIA’s North American sales and marketing teams to refine messaging, share market insights and coordinate demonstrations and proposals.
  • CRM Management: Maintain accurate records of outreach, prospect conversations, meetings and pipeline progress within TIA’s CRM.
  • Industry Representation: Represent SmartSpaces professionally at relevant networking events, conferences and property-industry meetings where appropriate.

Qualifications

  • Proven experience in business development, lead generation or B2B software sales.
  • Experience selling technology, marketing services or professional solutions to the property, Build-to-Rent, real estate or residential development sectors is strongly preferred.
  • Existing relationships within the UK property industry would be a significant advantage.
  • Strong understanding of the UK rental market, including property managers, institutional landlords, residential developers and Build-to-Rent operators.
  • Excellent written and verbal communication skills, with the ability to clearly communicate business value to senior decision-makers.
  • Confident conducting outbound prospecting and initiating conversations with new contacts.
  • Highly self-motivated, organised and comfortable working independently.
  • Ability to manage multiple prospects, follow-up activities and deadlines effectively.
  • Comfortable using CRM systems, LinkedIn and other digital prospecting tools.
  • Able to collaborate remotely with a North American team across different time zones.

Compensation

  • £20 - £26/hour base
  • Commission for qualified conversions or closed revenue
