Overview of Business

We are partnered with a leading 5* PLC housebuilder, to appoint a Sales Manager due to continued growth across the region.

This is an excellent opportunity to lead and develop a high-performing Sales team across multiple residential developments, driving sales performance and delivering an exceptional customer journey.

Job description

Reporting to the Senior Sales Manager or Sales Director, you will be responsible for the overall sales performance across your developments. You will lead, coach and motivate Sales Advisers to achieve strong sales rates, legal completions, customer-care standards and commercial results.

This is a hands-on role, with time split between office and development sites across the Anglia region.

Key Responsibilities

  • Lead, coach and develop Sales Advisers across a portfolio of developments.
  • Drive sales rates, conversion, average selling price, legal completions and client extras.
  • Monitor cancellation rates, incentive usage, scheme performance and pricing activity.
  • Manage team performance, including training, succession planning and under-performance where required.
  • Ensure consistent use of sales methodology, systems and processes.
  • Maintain compliance with all incentive policies, health and safety and quality-assurance procedures.
  • Act as an escalation point for customers, ensuring an excellent end-to-end buying experience.
  • Manage rotas, staffing levels, annual leave, sickness and recruitment activity.
  • Support new-site launches, including sales offices, showhomes and presentation standards.
  • Work closely with Marketing on development campaigns, lead generation and “coming soon” activity.
  • Collaborate with Sales Progression, Construction and wider operational teams to resolve issues and support timely completions.
  • Conduct market research and competitor analysis, providing clear reporting to the Sales Director.

Essential experience

  • Previous experience as a Sales Manager, or an ambitious, high-performing New Homes Sales Adviser ready to step into management.
  • A strong sales background, ideally within housebuilding, new homes, estate agency or a comparable customer-focused sales environment.
  • Proven ability to lead, motivate, coach and develop a team to achieve demanding targets.
  • Commercially astute, with experience monitoring sales performance, conversion, pricing and incentives.
  • Excellent customer-service, communication and stakeholder-management skills.
  • Organised and confident managing multiple sites, priorities and team members.
  • Resilient, proactive and comfortable working in a fast-paced target-driven environment.
  • Flexible to travel across the Anglia region and work weekends and bank holidays as required.
