Sales Manager at Little Mount Lake, Inspired Villages - Opening 2027!

We are looking for an experienced and driven Sales Manager to play a pivotal role in the launch of Little Mount Lake, the newest addition to the Inspired Villages portfolio and our flagship village development, due to open in late 2027.

This is a unique opportunity to join a brand-new village well ahead of opening and help shape its success from the very beginning. Having the right Sales Manager in place early is critical to building market awareness, generating strong enquiry levels, establishing local partnerships, and creating a robust sales pipeline long before the first residents move in. You will be instrumental in bringing Little Mount Lake to life, ensuring the village opens with momentum and a thriving future community already taking shape.

As our flagship village, Little Mount Lake will set the benchmark for future developments across Inspired Villages, showcasing the very best of our later living offering, customer experience, and community-led approach. This makes the role an exciting opportunity for a sales professional who wants to be part of a high-profile project with significant visibility and long-term impact.

At Inspired Villages, we're driven by a clear purpose: to build real communities that enhance the lives of our residents every single day. As Sales Manager, you will lead the sales function for Little Mount Lake, taking ownership of new home sales, rentals, relets, and part exchange performance. Working closely with the Village Manager, Regional Sales Manager, and wider project team, you will help position the village as the leading later living community in the region.

This is an exciting opportunity for a commercially focused sales professional who thrives on building something from the ground up and wants to leave a lasting legacy on a flagship development.

The Role

  • Leading, coaching, and developing a team of Village Advisors to achieve and exceed agreed sales targets, ensuring a consistent and effective sales process is followed.
  • Building and managing the sales strategy for Little Mount Lake from pre-launch through to full occupancy.
  • Taking full ownership of sales performance, managing all aspects of the sales pipeline and progression to deliver long-term occupancy targets.
  • Driving lead generation and conversion by proactively following up enquiries and responding to market opportunities.
  • Identifying target markets and local opportunities to maximise sales performance and establish Little Mount Lake within the local community.
  • Developing relationships with key local stakeholders, referral partners, and community groups to strengthen awareness and generate quality leads.
  • Delivering and executing agreed sales and marketing strategies to optimise occupancy levels and achieve strong sales and rental values.
  • Monitoring availability and proactively managing inventory, implementing corrective actions where required.
  • Building and developing a strong referral network to generate both sales and care leads.
  • Overseeing the full sales progression process through to exchange and completion, working closely with solicitors and stakeholders to ensure timely outcomes.
  • Managing reservation and deposit processes, ensuring exchanges are achieved within agreed timeframes.
  • Producing detailed weekly sales reports for the Regional Sales Manager, analysing performance, identifying variances, and implementing corrective actions.
  • Maintaining and optimising the village prospect database, ensuring all enquiries are accurately recorded, prioritised, and effectively managed.

Key Requirements

  • Proven track record of driving sales growth through leading and developing a sales team.
  • Previous experience within property sales, estate agency, housebuilding, retirement living, or a similar target-driven sales environment.
  • Strong understanding of the end-to-end property sales process, including progression through to completion.
  • Experience of launching new developments or building a sales pipeline from scratch would be highly desirable.
  • Commercially aware, with the ability to identify opportunities and maximise sales performance.
  • Excellent interpersonal and communication skills, with a natural ability to build rapport and influence stakeholders at all levels.
  • Self-motivated, proactive, and comfortable working independently during the pre-opening phase of a new development.
  • Passionate about delivering an exceptional customer experience.
