Job Title: Sales Manager
Location: Ipswich, Suffolk
Position: Full Time, including Saturdays

Role Overview
We are looking for an experienced, ambitious and driven Sales Manager to support the Branch Manager to lead our Ipswich office.
This is a hands-on management position for an experienced residential property professional who can combine strong sales ability with leadership, business generation and exceptional customer service. You will be responsible for driving branch performance, winning new business, managing client relationships, negotiating sales and supporting the team to achieve and exceed agreed targets.
You will work with a wide range of clients and customers across the residential property industry, while actively identifying opportunities to grow Oakheart's wider business through lettings, financial services, new build and consultation services.
Key Responsibilities
Sales & Deal Management
- Manage the residential sales process from initial enquiry and valuation through to offer, negotiation, sales progression and completion.
- Conduct and assist with property viewings, open days, new build site visits and in-office client meetings.
- Negotiate offers confidently between buyers and sellers to achieve the best possible outcome.
- Provide support with minor sales progression and ensure transactions are progressed efficiently.
- Maintain a strong understanding of local market conditions and provide informed advice to clients.
- Ensure every client receives a consistently high level of service throughout their property journey.
Business Generation
- Proactively generate new residential sales opportunities through canvassing, referrals, database management, prospecting and local market activity.
- Confidently undertake cold calling and self-generate new business opportunities.
- Canvass for new business both over the telephone and on the road, including door knocking where required.
- Build and maintain a strong pipeline of prospective vendors and buyers.
- Identify opportunities to win new instructions and increase market share within the local area.
Winning Instructions
- Present Oakheart Property's services confidently and professionally to prospective clients.
- Conduct effective business generation activity to secure new residential sales instructions.
- Build strong relationships with prospective vendors and convert opportunities into instructions.
- Develop effective strategies to maintain a healthy and consistent instruction pipeline.
- Maximise repeat, referral and recommendation opportunities.

Client Relationship Management
- Deliver an exceptional level of service to vendors, buyers and all other clients and consumers.
- Act as a trusted property advisor throughout the sales journey.
- Maintain clear, honest and timely communication verbally, by email, over the telephone and in person.
- Manage client expectations effectively and resolve issues promptly and professionally.
- Build long-term relationships that generate repeat business and recommendations.
- Maintain a faultless level of organisation and professionalism across all client interactions.
Team Leadership & Performance
- Motivate and support the Ipswich sales team to achieve branch and individual targets.
- Lead by example through high activity levels, strong sales performance and exceptional customer service.
- Monitor team and individual performance against agreed KPIs.
- Support colleagues with negotiations, client management, viewings, sales progression and business generation.
- Help develop the skills, confidence and commercial awareness of the wider team.
- Create a positive, ambitious and performance-focused branch environment.
- Take ownership of branch performance and work closely with the Branch Manager and Senior Team to achieve company objectives.
Cross-Selling & Wider Business Opportunities
- Identify opportunities to cross-sell Oakheart's wider services to clients and customers.

- Work collaboratively with colleagues across the wider business to maximise revenue opportunities.
- Ensure every client interaction is viewed as an opportunity to provide additional value and grow the Oakheart relationship.
Sales Administration & Systems
- Support the smooth day-to-day running of the Ipswich sales office.
- Ensure all property information, client records and activity are accurately maintained within the CRM system.
- Assist with property detail creation, appointment booking, meeting arrangements and system updates.
- Maintain accurate and up-to-date sales pipelines and ensure all follow-up activity is completed promptly.
- Ensure a high standard of organisation, accuracy and professionalism across all administration.
- Confidently use a wide range of software and systems required to manage the sales process and branch effectively.
Marketing & Social Media
- Actively contribute to Oakheart's local marketing and social media presence.
- Share relevant content across Instagram, Facebook, TikTok and LinkedIn.
- Assist with the creation of new social media content and contribute ideas for engaging and relevant campaigns.
- Promote properties, new instructions, successful sales, team activity and local market knowledge.
- Represent Oakheart professionally and positively both online and within the local community.

KPIs & Targets
- Consistently work towards and achieve monthly and annual sales targets.
- Monitor personal and branch KPIs and take ownership of performance.
- Maintain high levels of daily prospecting, canvassing, viewings, valuations and business generation activity.
- Track performance and proactively identify opportunities to improve results.
- Contribute to the achievement of wider branch and company objectives.
Qualifications & Skills
The successful candidate will have:
- Proven experience within residential property sales, ideally with previous management or senior-level experience.
- A strong track record of winning instructions and generating new business.
- Excellent negotiation and communication skills.
- Strong knowledge of the residential sales process.
- Proven ability to work towards and exceed sales targets and KPIs.
- Strong leadership and team management skills.
- Excellent commercial awareness and a target-driven mindset.
- Confidence with cold calling, canvassing and self-generating opportunities.
- The ability to manage multiple clients, transactions and priorities simultaneously.
- Excellent organisational skills and strong attention to detail.
- A proactive, resilient and self-motivated approach.
- Strong relationship-building and customer service skills.
- Confidence working in a fast-paced, performance-focused environment.
- Comfortable using CRM systems and a range of software platforms.
- Confidence and enthusiasm for social media and content creation.
- Local market knowledge is advantageous.
- A full UK driving licence and access to a vehicle.

Working Hours
- Monday to Friday: 8:30am – 6:00pm
- Saturday: 9:00am – 5:00pm, with a day off in lieu.
