Company Description

Oneder offers flexible workspaces in London for entrepreneurs and companies of all sizes. We opened our first site in Shoreditch in October 2023. We've since grown our portfolio across London covering King's Cross, London Bridge, White City and Aldgate with further expansion planned.

The Sales Manager is a key role for the company, reporting directly into the CEO. You will help drive occupancy, revenue and the Oneder brand across London. This is a high impact role requiring exceptional business development, interpersonal and organisational skills.

You will own the entire sales lifecycle from shaping sales strategy, generating enquiries (direct and through brokers), carrying out tours, negotiating commercial contracts, inputting on new buildings and working closely with our marketing and community teams.

What you'll be doing

Sourcing, touring and signing occupiers

  • Owning the full sales cycle for private offices, from enquiry and qualification through tours, proposals, negotiation and signed licence agreements.
  • Generating your own pipeline through outbound prospecting, networking, referrals and the startup and VC ecosystem.
  • Running tours that sell the building, the community and the experience, not just the square footage.
  • Working with the operations team so that new members are onboarded smoothly and arrive to a great first day.
  • Hitting and beating monthly and quarterly occupancy and revenue targets.

Broker relationships

  • Building and maintaining strong relationships with London's flex brokers and agents, so that Oneder is the operator they think of first.
  • Being the go-to contact for brokers across the portfolio, with fast, accurate responses on availability, pricing and tours.
  • Running broker events, building tours and regular updates to keep our space front of mind.
  • Tracking broker sourced pipeline and conversion, and working out which relationships drive the most deals.

Visibility and networking

  • Posting regularly on LinkedIn and other social channels to build awareness of Oneder, our buildings and our current availability.
  • Sharing new spaces, member wins, tours and events to keep the portfolio in front of brokers, founders and occupiers.
  • Representing Oneder at industry events, property and flex workspace gatherings, and startup, VC and tech community events.
  • Using events to build relationships and generate new leads, then following them up through the pipeline.

Inventory management

  • Keeping office inventory accurate and live across the sites you're responsible for, including availability, pricing, layouts, desk counts and move-in dates.
  • Making sure our listings on broker platforms and our own channels match what's actually available.
  • Tracking upcoming lease expiries, renewals and churn, and flagging space early so it never sits empty.
  • Keeping the CRM clean and up to date so that pipeline and forecasting can be trusted.

Sales strategy

  • Feeding market insight back into the business, including competitor pricing, broker feedback, demand trends and what occupiers are asking for.
  • Contributing to pricing, incentives and positioning for each building in the portfolio.
  • Helping shape how we go to market on new sites and on buildings we take over.
  • Reporting directly to the CEO on pipeline, conversion and performance, and working closely with them on commercial decisions across the portfolio.

What we're looking for

  • At least 2 years in sales within flexible workspace, serviced offices or commercial property.
  • An established network of London flex brokers and agents.
  • A strong track record of closing deals and hitting targets.
  • Excellent presentation skills, both in person and on a tour. Strong communication skills and highly collaborative.
  • Comfortable being the public face of the business, both online and in a room full of people.
  • A high level of organisation and attention to detail, since you'll be the single source of truth for what's available.
  • Confidence using a CRM (we use HubSpot) and a comfortable relationship with numbers.
  • Commercial judgement: you know when to negotiate and when to hold firm on value.
