What this job actually is
You are the buyer side of the business.
The buyers, the viewings, and the opportunities that keep the pipeline full. You work alongside the agents, not underneath them, and what you build feeds everything they do.
Twelve months in, you will know this market better than people who have worked in it for five years. You will have a buyer list that converts rather than a database that sits there. You will have booked valuations that became instructions. And you will be sitting in on appraisals, learning how to price a house and how to win the business.
What you own
Three things. Nothing else is your problem.
- Buyers and applicants
- Register them, qualify them properly, and know them well enough to ring the right person the moment the right house lands.
- Position, funding, timescale and motivation. Not a price bracket and a postcode.
- Viewings
- Book them, prepare for them, conduct them, and come back with honest feedback the same day.
- A viewing you prepared for is worth three you did not.
- Business generation
- Book valuations.
- Follow up the ones we did not win.
- Ask for referrals.
- Spot the opportunities nobody else has noticed.

You will also check a buyer's position and funding before any offer reaches the agent. You will not be negotiating with sellers. That relationship belongs to the agent, and we do not pass clients around.
The path to valuer
Most negotiators go into a business and slowly work their way up, waiting for the day the valuer leaves so they can fill that role... that's not the case here. The role is ready for the negotiator to work into, as quickly as they want to.
This is the point of the role, so we will be specific about it.
- Months 1 to 6. Learn the stock, the streets and the buyers. Get properly good at qualifying and at feedback. Start booking valuations.
- Months 6 to 12. Sit in on appraisals with Nick and the partner agents. Learn how a price is built from evidence rather than hope. Start preparing the comparables yourself.
- Months 12 to 18. Run appraisals alongside an agent, then lead them with an agent present. Level 3 qualification funded by Nest.
- Beyond. Valuer in your own right.
We are not dangling this. We are telling you the route because we want someone who wants the destination.
What we are looking for
Required
- Full UK driving licence and your own car
- Experience in a role where you had to pick up the phone and start conversations with people who were not expecting your call
- Evidence you can work to a target without someone stood behind you
- You live in or near Rayleigh, or you know the area genuinely well
- The desire to learn
- Previous Estate Agency Experience. We will teach you property. We will teach you the Nest way... We cannot teach you to care.

Preferred
- Estate agency, lettings or property experience
- You have moved home yourself and remember how it felt
- A Level 3 property qualification, or the appetite to get one. We will fund it
What is hard about this job
We would rather you knew now.
You will deliver disappointing news more often than good news. Viewings get cancelled, sometimes twice. Buyers go quiet. People who promised feedback will not return your calls. The job rewards resilience and follow up far more than it rewards charm.
If you want a role where the phone rings and you take the order, this is not it.
How you will be measured
We do not measure valuations booked or viewings booked. Those targets push people into booking appointments that should never have happened, and the client pays for it. We measure whether the work was any good.
- Viewings to offers. Quality of match, not volume of diary
- Valuations you booked that became instructions
- Instructions you sourced that went through to completion
- Buyer feedback returned to the vendor same day
- Referrals and repeat business generated
What you get
- Basic salary of £28,000, plus commission on the sales you introduce and a bonus on every valuation you book that becomes an instruction
