SENIOR ASSET MANAGER - COMMERCIAL PROPERTY

Chichester - 4 Days Office / 1 Day Home - Contract Until February 2027 - Senior Seat on an Active South Coast Portfolio

£80,000 - £100,000 + 10% discretionary bonus

Are you a senior asset manager who can take a live portfolio off someone's desk and run it your way? Do you want the autonomy to make the call, rather than write the paper so somebody else can make it?

Hop To Talent are hiring a Senior Asset Manager for a privately owned commercial developer and investor operating across the South of England. It's a contract running to February 2027, across an active portfolio of industrial and logistics, office and urban mixed use assets.

This is a senior seat and it's pitched that way deliberately. The business wants someone who can arrive, take the workload off the team and make commercial decisions without being walked through them. You'll set the strategy on your assets, own the appraisals that sit behind it, and present directly to the CEO, the board and JV partners.

Day to day property management sits with external managing agents, so your time goes on value rather than admin. Expectations are high and you'll be running several work streams at once.

WISH LIST

  • Client side commercial asset management across industrial and offices, at a level where you've owned assets outright
  • Strong appraisal and valuation skills - you can point to deals where you've added value or protected it, and show the numbers behind them
  • Credible with a board and with JV partners, and willing to challenge rather than just report

THE ROLE

  • Own a portfolio of commercial assets outright and set the strategy for each one
  • Write the annual asset business plans, make the capex case and forecast leasing events
  • Build and own the appraisals in Argus Enterprise, and stand behind the numbers in the room
  • Drive value add initiatives across the portfolio, from new income streams to repositioning
  • Lead the letting strategy on vacant space and negotiate the deals that matter
  • Take landlord and tenant matters end to end: regears, variations, assignments, renewals, expiries, dilapidations and rent reviews
  • Appoint, direct and hold to account external surveyors, agents, consultants and managing agents
  • Lead planning applications and refurbishment projects through to completion
  • Take your assets through the biannual valuation process
  • Present asset management updates directly to the CEO, the board and JV partners
  • Set the ESG and sustainability position for your assets and own health and safety compliance across them

YOUR PROFILE

  • Likely MRICS qualified with substantial post qualification experience in commercial asset management
  • Effective communicator - written and verbal, and credible at CEO, board and partner level
  • Strong working knowledge of Argus Enterprise
  • Client side track record across industrial and office assets, with the appraisal and analytical skill to back your recommendations
  • Full UK driving licence and use of a car - the portfolio is spread across the South East and you'll be out on site regularly
