Senior Associate – CRE Debt & Asset Management
London | Hybrid
An established and expanding financial services business is seeking an experienced Senior Associate – CRE Debt & Asset Management to join its London team.
This is an opportunity for an experienced commercial real estate debt professional to take greater ownership of a portfolio of UK and European CRE loans, combining detailed credit and property analysis with hands-on management of borrowers, sponsors and other senior stakeholders.
Rather than purely monitoring loans, you will be expected to understand the underlying real estate, identify emerging risks and opportunities, assess borrower requests and provide clear, commercially considered recommendations.
The position offers exposure to a broad range of property sectors, financing structures and business plans, including stabilised, transitional and development assets.
The Role
You will take responsibility for the ongoing performance and management of assigned CRE loans, acting as a key point of contact on portfolio matters and ensuring that material developments are identified, analysed and communicated effectively.
Your work will include:
- Taking ownership of a portfolio of commercial real estate loans from a credit and asset management perspective.
- Maintaining regular dialogue with borrowers, sponsors, lenders and other transaction parties.
- Reviewing financial statements, operating performance, rent rolls, budgets, valuations and other property-level information.
- Analysing NOI/NCF, DSCR, debt yield, leverage and other key credit and property metrics to assess ongoing performance.
- Identifying deterioration, emerging risks and other developments that could affect the performance of an asset or loan.
- Reviewing borrower requests and consents and providing well-supported analysis and recommendations.
- Monitoring covenants, loan triggers, key dates and material events throughout the life of each facility.
- Assessing leasing activity, capital expenditure programmes, development/construction progress and changing business plans.
- Producing high-quality credit and asset management reporting that clearly communicates performance, risks and recommended actions.
- Managing more complex or higher-profile portfolio matters and escalating material issues appropriately.
- Contributing to discussions around amendments, waivers and other significant borrower requests.
- Providing guidance and support to more junior colleagues and helping maintain a consistently high standard of portfolio management.

The underlying specification specifically includes day-to-day loan management, borrower requests and consents, property financial analysis, borrower/sponsor interaction, portfolio reporting and monitoring loan events and triggers.
What We're Looking For
This role would suit someone who has developed a strong grounding in commercial real estate debt and is ready to take greater responsibility for both the analysis and ongoing management of loans.
You are likely to bring:
- 5+ years' experience within commercial real estate finance, with particularly relevant backgrounds including loan asset management, portfolio management, CRE credit, underwriting or loan servicing.
- Strong understanding of the relationship between property performance and loan performance.
- Experience analysing major CRE asset classes such as office, industrial/logistics, retail and residential/multifamily.
- Good understanding of CRE financing structures and documentation.
- Confidence analysing financial statements, cash flows, rent rolls, valuations and borrower reporting.
- Strong knowledge of CRE metrics including DSCR, debt yield, NOI/NCF, IRR and NPV.
- Exposure to stabilised, transitional, repositioning and/or development transactions.
- Experience of more complex debt structures – such as syndicated facilities, participations, senior/mezzanine debt or structured financing – would be advantageous.
- Strong Excel and financial modelling capability.
- The judgement and confidence to work independently and make recommendations rather than simply report information.
- Strong written and verbal communication skills and the credibility to deal effectively with senior internal and external stakeholders.

The technical requirements are consistent with the underlying brief, which calls for CRE underwriting and servicing knowledge, advanced CRE calculations, experience across different deal and debt structures, financial modelling and the ability to make decisions independently.
