The Role
The Property Fund Finance team is responsible for the financial operations of over £30bn of property funds managed by M&G Real Estate. This role involves providing financial control and oversight services of UK Property Funds managed by M&G Real Estate.
Reporting into the Manager, Property Fund Finance: The Senior Associate will be responsible for providing financial control and oversight services to the following (as of June 2026):
- AGLP (Joint venture investing in c£760m of Industrial warehouse, requiring quarterly reporting).
- Fitzrovia (Joint venture investing in a c.£167m office building with retail and residential units, requiring quarterly reporting).
- NBIM Jane (segregated mandate investing in a c£283m office building with retail, requiring quarterly reporting).
- Selly Oak Shopping Park LP (joint venture investing in a c.£95m retail park, requiring quarterly reporting).
- Swiss Re (c.£500m segregated mandate to invest in UK property, with monthly and quarterly reporting).
- Supporting any new product launches and liquidation, exit and wind-up of existing vehicles.
This role is based in London. The role is responsible for supporting the UK Capital Solutions business, working alongside a Senior Associate colleague based in Mumbai, and reporting into the Property Fund Finance Manager based in London.
The Senior Associate will work closely with Third Party Administrators (“TPA”) in performing the role.
Primary Key Responsibilities
Fund Reporting Oversight
- Perform first review of reporting packs prepared by service providers (including, but not limited to dashboards, INREV SDDS, NAV calculations, performance files and ratios).
- Liaise directly with external service providers to query and challenge the information under review and ensure appropriate level of accuracy and quality.
- Detailed review of outputs for joint ventures and segregated direct mandate that are not included as part of the standard operating model.
- Ensure all agreed deadlines for data hand-offs and submissions are met.
- Escalate issues and delays promptly to Manager, PFF.
Fund Control
- Liaise with M&G Real Estate to understand Fund activity.
- Preparation and the first review of cashflow forecasts used by the Fund Management Team.
- First review of annual budgets and budget vs actual analysis prepared by TPA.
Board Governance and Investor Reporting
- First review of investor returns and review of inputs into investor reports ensuring accuracy and consistency.
- First review of quantitative aspects of financial oversight memos and distribution recommendations prepared by TPA, preparation of accounting papers to be presented at quarterly board meetings. Qualitative aspects to be prepared by Senior Associate.
- Preparation of cashflow forecasts to support dividend/distribution recommendations and financial oversight reports.
- Review of responses to non-standard investor queries.
- Review of business plans where PFF input is required to ensure accuracy and consistency of input.

Business Partnering
- Participating in meetings with the fund management team to keep up to date with current and impending activity and providing accounting advice where required.
- Relationship management - Attend relationship meetings with service providers as and when required to report on any updates or issues.
- Co-ordinate deliverables from the service providers and working to streamline the working relationship and identify efficiencies and process improvements.
- Liaise directly with service providers to query and challenge the information under review and ensure appropriate level of accuracy and quality before sending to Property Fund Finance Manager in London.
Group Reporting (if applicable for future product launches)
- Review consolidation workings and final management reporting pack prepared by TPA’s.
- Review of solvency 2 reporting deliverables prepared by TPA’s.
- Ensure TPA’s provide deliverables in accordance with agreed M&G plc Group timelines.
Annual Report and Financial Statements
- Perform first review of statutory accounts, annual reports and financial statements for Companies, Partnerships, SPV’s and other entities in accordance with agreed timetable. Liaise directly with preparer(s) of these documents to raise queries and process amendments as required.
- Liaise directly with auditors (external and internal) and oversee service providers in provision of supporting information for financial statements and annual report audit purposes.
- Perform and evidence appropriate and robust review using control checklists.
Transactions
- Support the Manager with the on-boarding of new acquisitions, including agreement of service provider scope, working with the Manager to ensure service providers are adequately informed and instructed.
- Review of applicable legal documents and documenting key risk areas for manager review to ensure operational readiness. This includes, but not limited to: timetabling, NAV preparation, distribution process, management fee calculation, complex arrangements (carried interest, performance fee, etc), and reporting requirements outside of standard operating model.
- Supporting the arrangement of internal financing, e.g. preparation of funding diagrams and instructing the movement of cash through the fund structure.
- Liaison with tax advisors to ensure compliance.
- Preparation of transaction accounting memos for Manager review. This includes, but not limited to, structure launch memos, IFRS 10 consolidation memos (group reporting), acquisition and disposal memos, and other complex/non-standard transactions.
Control Environment
- Perform and evidence appropriate and robust review using control checklists. This includes, but is not limited to, challenging existing control assumptions and identifying control deficiencies.
- Creation and maintenance of procedure documents and checklists relevant for oversight of funds/mandates and ensuring spreadsheets owned by PFF have been designed in compliance with the company policy.
General
- Support the Property Fund Finance team in the provision of the above financial control and oversight services and the ongoing improvement of processes relating to these services, as required.
Additional Responsibilities
- To work collaboratively with colleagues and take personal accountability to maintain and enhance controls you are responsible to support improvement of the overall control environment, customers outcomes and a reduction in M&G’s operational risk.
- Provision of cover to Manager and other team members.
- Ad hoc tasks and participation in ad hoc projects.

Knowledge, Skills, Experience & Educational Qualification
- ACA/ACCA/CIMA qualified accountant (or equivalent).
- Proficient with Microsoft Office applications (Word, Excel, PowerPoint, Outlook, with Copilot and Visio being beneficial).
- Confidence to communicate effectively with a range of internal and external parties.
- Confidence to communicate financial information to senior stakeholders.
- Proactive, motivated and diligent approach.
- Attention to detail and analytical mindset.
- Real estate accounting experience is preferred.
- Knowledge of Yardi Voyager is beneficial.
