The Role
We're looking for an experienced Senior Block Manager / Block Management Team Leader to join our bespoke managing agent based in Sevenoaks, covering the West Kent area.
This is a key role within the business, with overall responsibility for a specialist block-management team of four — two property managers and two accounts administrators — together with oversight of a portfolio of approximately 50 residential blocks, none exceeding 18 metres in height.
This is an opportunity for an experienced Block Manager to take a genuine leadership role within a growing business, providing technical and operational leadership to the team, acting as a point of escalation for complex matters, and having direct involvement in key business decisions and future growth.
What You'll Do
- Lead, support and develop a team of two Property Managers and two Accounts Administrators
- Oversee the day-to-day planning and operation of the block-management department
- Provide technical guidance, support and workload management to the team
- Maintain overall oversight of a portfolio of approximately 50 residential blocks
- Act as the principal point of escalation for complex property, leaseholder and client matters
- Oversee service-charge budgets, financial management and accounts across the portfolio
- Ensure accounts are prepared accurately and delivered within agreed timescales
- Set, monitor and review departmental KPIs and performance
- Provide monthly management reports to senior management
- Maintain high standards of customer service and client communication
- Oversee compliance and health & safety requirements across the portfolio
- Ensure appropriate action is taken where compliance or maintenance issues are identified
- Support the team with major works, contractor management and other complex property matters
- Provide leadership and direction while remaining hands-on and accessible to the team
- Contribute to wider business strategy, operational improvements and future growth

What We're Looking For (Essential)
- At least 5 years' experience in private residential leasehold/block management, covering service charge budgets, service charge accounts, major works, Section 20, leasehold legislation, contractor management, compliance, health & safety, and the Building Safety Act
- Strong practical experience managing residential block portfolios
- Strong knowledge of leasehold and service-charge management
- Experience overseeing budgets, accounts and financial matters associated with managed properties
- Good working knowledge of the Building Safety Act and relevant building safety requirements
- Strong understanding of compliance and health & safety within residential property management
- Excellent organisational and time-management skills
- Strong communication and client-management skills
- Ability to deal confidently with complex or escalated matters
- Clean UK driving licence and access to your own vehicle

Nice to Have
- TPI/IRPM qualification or equivalent professional qualification
- Previous supervisory or team-management experience
- Experience mentoring or developing Property Managers
- Experience with major works and Section 20 consultation
- Substantial block-management experience and ready to take a first formal team-leadership role will also be considered
Compensation

Salary: £48,000–£55,000 per year
