Senior Block Manager / Block Management Team Leader – Sevenoaks
We are looking for an experienced Senior Block Manager / Block Management Team Leader to join our bespoke managing agent based in Sevenoaks, covering the West Kent area.
This is a key role within the business, with overall responsibility for a specialist Block Management team of four, comprising two property managers and two accounts administrators, together with oversight of a portfolio of approximately 50 residential blocks. None of the buildings within the portfolio exceeds 18 metres in height.
This is an opportunity for an experienced Block Manager to take a genuine leadership role within a growing business. You will provide technical and operational leadership to the team, act as a point of escalation for complex matters and have direct involvement in key business decisions and future growth.
Responsibilities
- Leading, supporting and developing a team of two Property Managers and two Accounts Administrators.
- Overseeing the day-to-day planning and operation of the block-management department.
- Providing technical guidance, support and workload management to the team.
- Maintaining overall oversight of a portfolio of approximately 50 residential blocks.
- Acting as the principal point of escalation for complex property, leaseholder and client matters.
- Overseeing service-charge budgets, financial management and accounts across the portfolio.
- Ensuring accounts are prepared accurately and delivered within agreed timescales.
- Setting, monitoring and reviewing departmental KPIs and performance.
- Providing monthly management reports to senior management.
- Maintaining high standards of customer service and client communication.
- Overseeing compliance and health & safety requirements across the portfolio.
- Ensuring appropriate action is taken where compliance or maintenance issues are identified.
- Supporting the team with major works, contractor management and other complex property matters.
- Providing leadership and direction while remaining hands-on and accessible to the team.
- Contributing to wider business strategy, operational improvements and future growth.

Qualifications & Experience
Essential
- At least 5 years' experience in private residential leasehold/block management covering:
- Service charge budgets
- Service charge accounts
- Major works
- Section 20
- Leasehold legislation
- Contractor management
- Compliance
- Health & safety
- Building Safety Act.
- Strong practical experience managing residential block portfolios.
- Strong knowledge of leasehold and service-charge management.
- Experience overseeing budgets, accounts and financial matters associated with managed properties.
- Good working knowledge of the Building Safety Act and relevant building safety requirements.
- Strong understanding of compliance and health & safety within residential property management.
- Excellent organisational and time-management skills.
- Strong communication and client-management skills.
- Ability to deal confidently with complex or escalated matters.
- Clean UK driving licence and access to your own vehicle.

Desirable
- TPI/IRPM qualification or equivalent professional qualification.
- Previous supervisory or team-management experience.
- Experience mentoring or developing Property Managers.
- Experience with major works and Section 20 consultation.
- Candidates with substantial block-management experience who are ready to take their first formal team-leadership role will also be considered.
