Regional Building Surveyor – Client-side, Out-of-Town Retail
Location: Scotland | Field-Based / Remote
Salary: Competitive salary + car allowance + bonus and benefits
The Opportunity
An established multi-site organisation is looking to appoint a Regional Building / Maintenance Surveyor to take responsibility for a portfolio of properties across Scotland.
This is a broad, hands-on role combining building surveying, capital projects, planned maintenance, compliance and contractor management. You will have genuine ownership of projects from initial inspection and scope development through to completion, ensuring works are delivered safely, on time, to the required standard and within budget.
The role would suit a Building Surveyor or experienced property professional who enjoys working across a varied estate and wants the autonomy to manage projects from end to end.
Key Responsibilities
- Undertake detailed building inspections, identifying defects, maintenance requirements and potential risks.
- Provide advice on building condition, pathology, compliance and remedial works.
- Manage capital projects, refurbishment works and larger maintenance projects from inception through to completion.
- Prepare scopes of work, specifications, programmes and project documentation.
- Monitor projects on site, ensuring works are delivered in accordance with agreed specifications, budgets and programmes.
- Manage contractors, consultants and other project stakeholders, ensuring quality and performance are maintained.
- Oversee planned preventative maintenance and significant repair programmes across the estate.
- Manage schedules of condition, dilapidation matters and programmes of work where required.
- Ensure projects comply with relevant Scottish building regulations, CDM, health & safety and other statutory requirements.
- Review construction proposals and provide technical advice where required.
- Maintain accurate project, inspection and compliance records.
- Identify opportunities to improve the condition, performance and sustainability of the property portfolio.
- Keep up to date with changes to legislation, building regulations and industry standards.
- Provide clear and commercially focused advice to senior stakeholders.

About You
You will ideally have:
- A qualification in Building Surveying, Construction or a related discipline.
- Proven experience in building surveying, building pathology and defect diagnosis.
- Strong knowledge of Scottish building regulations and relevant statutory requirements.
- Experience managing building, maintenance, refurbishment or capital projects.
- Experience managing contractors and consultants and holding them accountable for delivery.
- Good knowledge of CDM and current Health & Safety legislation.
- Experience producing or managing scopes of work, schedules of condition and programmes.
- A good understanding of building compliance and property maintenance.
- Strong commercial awareness and the ability to manage budgets effectively.
- Excellent organisational skills and attention to detail.
- A full UK driving licence.

MRICS or MCIOB would be advantageous but is not essential, with support available for the right individual to progress towards professional qualification.
Knowledge of M&E services and experience with CAD would also be beneficial.
The Role
This is an excellent opportunity for someone looking for a regional property role with genuine responsibility and autonomy.
You will be working across a diverse property portfolio in Scotland, with a mixture of planned works, reactive issues, compliance requirements and larger capital projects. The successful candidate will be expected to take ownership, make decisions and build strong relationships with contractors and internal stakeholders.
