Senior Building Surveyor (Disrepair)

Fixed Term Contract (6 months)

We are looking for a 6-month fixed-term contract Senior Surveyor (Disrepair) to support the Head of Repairs to lead the delivery of Delta Housing's disrepair surveying service, providing expert technical advice and managing complex and high-risk cases through to resolution. The role is responsible for diagnosing building defects, specifying and administering remedial works, supporting legal, complaints and insurance processes, and ensuring compliance with relevant legislation, regulatory standards and organisational policies. The Senior Surveyor (Disrepair) will provide line management to the DMC Surveyor as well technical leadership to the wider surveying team, helping to minimise legal, financial and reputational risk while delivering excellent customer outcomes.

What you'll be doing

  • Undertake detailed inspections and surveys to diagnose disrepair, damp and mould, building defects, structural issues and wider property condition concerns, identifying root causes and appropriate remedial solutions.
  • Produce and approve technical reports, specifications, schedules of works and recommendations, providing expert technical advice to colleagues, contractors, consultants and other stakeholders.
  • Act as the lead technical expert for disrepair claims, supporting legal proceedings, Ombudsman investigations, insurance claims and other formal enquiries, including the preparation of evidence and witness statements where required.
  • Ensure compliance with all relevant legislation, regulatory requirements and professional standards, including disrepair legislation, HHSRS, Awaab's Law, consumer standards and building safety requirements.
  • Develop, procure and administer remedial and improvement works, including preparation of specifications, contract administration, cost management, quality assurance and completion sign-off.
  • Manage and monitor contractors, consultants and specialist suppliers, ensuring services are delivered safely, to the required quality standards, within agreed timescales and budget parameters.

What we are looking for

  • HNC/HND in Building Surveying or a related technical discipline, or equivalent relevant training and experience.
  • Significant experience in building surveying, diagnosing complex defects and disrepair issues, and producing technical reports with recommended solutions.
  • Strong knowledge of building construction, pathology, repair methods and housing condition issues, including damp and mould, structural defects and water ingress.
  • Sound knowledge of housing legislation, regulation and guidance relating to property condition, disrepair, building safety and customer safety.
  • Experience managing complex disrepair cases, complaints, Ombudsman investigations and legal claims through to resolution.

Please note the office expectancy of this role is as follows: At least one day a week, with a preference for two or more.
