Senior Business Development Manager – Construction Services
£70,000–£80,000 basic + commission + car/car allowance
OTE £100,000–£120,000

We’re recruiting for a fast-growing construction services business that is entering a significant new phase of growth. With Group revenues approaching £15m and a clear ambition to double that over the next four years, they are investing heavily in their senior team and are now looking for an experienced Senior Business Development Manager to spearhead growth across their Construction Services division.
This is a hands-on new business role for someone who understands construction contracting, knows how to build relationships with Tier 1 and Tier 2 contractors, and is comfortable working within long, tender-led sales cycles. It is not a people-management role.
The Role
You’ll be responsible for developing new customer relationships across large-scale residential property portfolios, social housing, refurbishment programmes and selected new-build projects.
The business already has a strong estimating and tendering function and an extensive pipeline of opportunities. Your role is to add the commercial relationship piece behind that activity – getting close to customers, developing relationships before and after tender submissions and positioning the business as the contractor customers want to work with.
Typical customers include large property asset owners, housing organisations, managing agents and Tier 1 / Tier 2 contractors.
You’ll be working on opportunities typically worth £500k+ per annum, with a particular focus on long-term framework agreements lasting approximately 3–7 years.

Responsibilities
- Developing new relationships with Tier 1 and Tier 2 contractors
- Targeting large property owners and residential asset managers
- Generating and developing new business opportunities
- Building relationships around formal tender opportunities
- Supporting tender and estimating teams through the sales process
- Presenting and commercially positioning proposals
- Negotiating and closing contracts
- Developing strategic accounts once contracts are secured
- Identifying opportunities where incumbent suppliers are underperforming
- Contributing to future sales, marketing and growth strategy
What We’re Looking For
The key requirement is construction contracting experience.
We are particularly interested in candidates from backgrounds such as:
- M&E contracting
- Roofing
- Façades / building envelope
- Insulation / retrofit
- Renewable energy
- Low-carbon heating
- Construction services
- Planned maintenance
- Interior fit-out
- Residential refurbishment
You should have experience selling into Tier 1 / Tier 2 contractors, housing providers, property asset managers or similar large-scale construction customers.
We’re looking for somebody who can demonstrate:
- A strong track record in B2B construction sales
- Experience of long and complex sales cycles
- Knowledge of construction tendering and frameworks
- Strong commercial awareness
- Excellent relationship-building skills
- The confidence to deal with senior commercial and operational stakeholders
- The ability to open doors, build credibility and ultimately close business
- Energy, resilience and a proactive approach

Their Construction Services division is now a major strategic growth area, with investment being made across finance, operations, project management and senior leadership.
The current tender pipeline is at its highest ever level and the successful candidate will play a key role in converting that opportunity into long-term customer relationships.
The role carries an annual target of approximately £3m in new annualised contract value.
Commission is paid as contracts go live and revenue is invoiced, giving realistic total earnings of approximately £100,000–£120,000.
There is also genuine scope for longer-term progression into senior sales leadership for somebody who performs well and wants to develop with the business.
Location
The role is field-based with the majority of customers across the Midlands and South of England.
Candidates living across the Midlands, South Midlands or surrounding areas will be considered, with locations such as Warwickshire, Coventry, Northamptonshire, Oxfordshire, Gloucestershire and surrounding areas particularly well placed.
Regular travel to customer meetings and sites will be required.
