Senior Business Development Manager – Facilities Management
Salary: £65,000 per annum
Commission: 5% commission on qualifying new contracts
Job Type: Full-time, Permanent
Location: South Wales / South West, with regional travel
The Role
Diverse Commercial Solutions Ltd is looking for an experienced Senior Business Development Manager to drive new business growth across our commercial cleaning, technical maintenance, and wider facilities management services.
This is a new-business sales role.
We are looking for someone who can demonstrate that they have personally generated opportunities, developed relationships, managed tenders and negotiations, and successfully secured profitable commercial contracts.
You will take ownership of the full business development process, from identifying prospects and building a pipeline through to contract award and handover to our operational teams.
This role offers significant autonomy, direct access to the senior leadership team, and the opportunity to play a key part in the continued growth of DCS.
Key Responsibilities
- Identify and secure new commercial cleaning, technical maintenance, and facilities management contracts.
- Build and maintain a strong pipeline of qualified new-business opportunities.
- Proactively generate leads through networking, direct approaches, industry contacts, referrals, and tender opportunities.
- Build relationships with key decision-makers, property professionals, managing agents, procurement teams, and facilities managers.
- Attend client meetings, site visits, and presentations.
- Lead tender submissions, proposals, and commercial negotiations.
- Work closely with Operations and Finance to develop commercially viable service solutions.
- Understand labour requirements, mobilisation costs, pricing, margins, and contract profitability.
- Negotiate commercial terms and progress opportunities through to contract award.
- Maintain accurate pipeline and sales forecasts.
- Monitor market activity and identify new sectors and opportunities.
- Ensure a structured handover of new contracts to the operational teams.
- Support mobilisation where required.

What We Are Looking For
You will need:
- Strong business development experience within facilities management, commercial cleaning, technical maintenance, hard FM, soft FM, building services, or a closely related outsourced-services environment.
- A proven track record of personally generating and securing new business.
- Evidence of significant commercial contract wins.
- Strong knowledge of the facilities management industry.
- Experience managing the full sales process from prospecting through to contract award.
- Experience with tenders, proposals, pricing, and commercial negotiations.
- Strong understanding of gross margin and contract profitability.
- Confidence dealing with senior decision-makers.
- The ability to create your own opportunities rather than relying solely on incoming tenders.
- Strong relationship-building and networking skills.
- A proactive, commercially focused, and results-driven approach.
- Full UK driving licence.
An established network within the FM, property, managing agent, or commercial estates market would be highly advantageous.
Experience across both commercial cleaning and technical FM services would also be a strong advantage.

This Is Not an Operational FM Role
We are specifically looking for someone whose experience is centred around winning new business.
Managing large existing FM portfolios, supporting tenders, or maintaining existing client accounts alone will not be enough for this position.
We will be particularly interested in candidates who can clearly demonstrate:
- The value of new business they have personally secured.
- Their largest individual contract win.
- Whether opportunities were self-generated or tender-led.
- Their involvement in pricing and commercial negotiation.
- The sectors they have sold into.
- The network and relationships they have developed within the industry.
