Role Overview

PRISM Group is seeking an experienced and commercially driven Senior Business Development Manager – Real Estate to drive growth across its leasing, franchising, and property management divisions.

The successful candidate will identify new business opportunities, secure properties and strategic partnerships, negotiate commercially attractive agreements, and expand PRISM Group’s portfolio and market presence. This position requires strong real estate knowledge, an established professional network, excellent negotiation skills, and a proven record of converting opportunities into profitable, long-term partnerships.

Working closely with property owners, landlords, developers, investors, franchisees, operators, brokers, and internal departments, the Senior Business Development Manager will play a central role in achieving PRISM Group’s revenue, portfolio expansion, and profitability objectives.

Key Responsibilities

Business Development

  • Develop regional growth strategies for leasing, franchising, and property management.
  • Identify suitable properties, owners, investors, developers, and franchise partners.
  • Build and manage a strong pipeline of qualified opportunities.
  • Manage the full deal cycle from prospecting to contract signing and onboarding.
  • Prepare forecasts, business plans, and pipeline reports.

Leasing

  • Source properties aligned with PRISM’s growth plans.
  • Build relationships with landlords, developers, brokers, and investors.
  • Assess rental rates, market demand, property performance, and financial viability.
  • Lead lease negotiations, site visits, due diligence, and documentation.
  • Support renewals and identify opportunities to improve asset performance.

Franchising

  • Identify and qualify prospective franchise partners.
  • Present PRISM’s brands, commercial models, standards, and partner benefits.
  • Assess partners’ financial strength, experience, and operational capabilities.
  • Negotiate franchise fees, territory rights, performance terms, and development plans.
  • Coordinate franchise agreements, onboarding, and property launches.

Property Management

  • Secure new property and hotel management contracts.
  • Prepare proposals, budgets, service scopes, and mobilisation plans.
  • Negotiate management fees, contract terms, and performance measures.
  • Coordinate the onboarding and transition of new properties.
  • Maintain relationships with owners and identify cross-selling opportunities.

Commercial Analysis and Negotiation

  • Conduct market research, feasibility studies, and competitor analysis.
  • Evaluate revenue potential, operating costs, investment requirements, and returns.
  • Prepare proposals, financial models, and business cases.
  • Lead commercial negotiations and coordinate legal, financial, and operational due diligence.
  • Identify risks and ensure compliance with internal approval requirements.

Stakeholder Management and Leadership

  • Build long-term relationships with owners, investors, developers, brokers, and operators.
  • Represent PRISM at industry events, meetings, and property forums.
  • Collaborate with operations, finance, legal, revenue, marketing, and technical teams.
  • Lead or mentor business development team members.
  • Ensure smooth handover of signed properties to operational teams.

Key Performance Indicators

  • Properties added to the PRISM portfolio.
  • Lease, franchise, and management agreements signed.
  • New business revenue and contribution margin.
  • Pipeline value and conversion rate.
  • Deal completion time and forecast accuracy.
  • Property openings and successful onboarding.
  • Partner satisfaction, retention, and renewals.

Qualifications and Experience

  • 7–10 years of business development or commercial experience, including senior-level responsibility.
  • Experience in hospitality, hotel real estate, leasing, franchising, or property management.
  • Proven success in sourcing and closing high-value deals.
  • Good understanding of lease, franchise, and management agreement structures.
  • Strong financial analysis, negotiation, and stakeholder-management skills.
  • Established relationships with owners, investors, developers, or brokers are preferred.
  • Proficiency in CRM, Microsoft Office, presentations, and financial modelling.
  • Willingness to travel frequently within the assigned region.

Candidate Profile

A well-connected and entrepreneurial real estate professional with strong commercial judgement and hands-on deal-closing experience. The ideal candidate can independently source opportunities, build senior relationships, assess financial viability, negotiate complex agreements, and support PRISM’s long-term portfolio growth.
