About the role:

To lead the sourcing, negotiation and management of property, facilities management (FM) and construction-related procurement across the UK — including land and building leases, industrial and logistics facilities, FM contracts, and construction/fit-out projects — securing optimal commercial, legal and operational terms. To proactively shape category strategy by identifying new market opportunities, technologies, sustainable practices and alternative commercial models, rather than solely executing requests defined by the business.

What you’ll be doing:

  • Lead the sourcing and negotiation of property leases (land, buildings, industrial and logistics facilities) across the UK portfolio, securing optimal commercial and legal terms.
  • Manage procurement of Facilities Management (FM) services, including hard FM, soft FM, maintenance, security, cleaning and utilities contracts.
  • Manage procurement for construction, fit-out and works projects, applying a sound understanding of the construction process, contractor packages and site delivery.
  • Proactively identify procurement opportunities by monitoring market trends, emerging technologies and new ways of working across the property, FM and construction supply markets — redefining category strategy rather than only executing requests defined by the business.
  • Conduct in-depth market analysis and benchmarking of the UK property, FM and construction markets, including landlords, developers, contractors and service providers.
  • Lead commercial negotiations with landlords, developers, contractors and FM suppliers, and conclude lease agreements, service contracts and construction/works contracts.
  • Review lease terms, service level agreements (SLAs) and construction contracts, working with Legal to manage risk and compliance (e.g. JCT/NEC forms of contract, landlord and tenant law, building regulations).
  • Qualification, verification and evaluation of suppliers, contractors, landlords and agents.
  • Manage procurement projects (Requests for Information, Requests for Quotation, Requests for Proposal) for property, FM and construction categories.
  • Build and maintain relationships with landlords, agents, contractors and FM providers, and manage ongoing supplier performance.
  • Track key lease events (renewal dates, break options, rent reviews) and support timely decision-making on the property portfolio.
  • Support cost optimisation, sustainability and space utilisation initiatives across the UK property and FM portfolio.
  • Collaborate with Legal, Finance, Health & Safety, and Operations on property, FM and construction matters.
  • Cyclical performance and KPI reporting for the property, FM and construction categories.
  • Maintain complete tender and contract documentation, and work in SAP and other ERP systems.

If you have the following you will be successful:

  • Ability to build relationships with external and internal clients
  • Commercial and legal acumen in lease and construction contract negotiation
  • Strategic thinking and market foresight (identifying trends, technologies and new commercial models)
  • Stakeholder management and influencing skills at senior/landlord level
