Senior Commercial Real Estate Asset Manager

Location: London
Employment: Full-Time
Experience: Approximately 10+ years
Compensation: Circa £100,000 per annum, subject to experience
Qualification: MRICS essential

Role Overview

We are seeking an experienced Commercial Real Estate Asset Manager to manage and optimise a portfolio of high-value assets, with a particular focus on Prime Central London commercial real estate.

The successful candidate will combine strong property and asset-management experience with excellent financial and investment-analysis capabilities. The role requires someone who can independently manage assets, develop and execute business plans, identify opportunities to increase income and capital value, and provide clear investment recommendations to senior management.

Key Responsibilities

  • Manage a portfolio of Prime Central London commercial real estate assets.
  • Develop and implement asset-level business plans focused on maximising income, occupancy, and capital value.
  • Provide strategic recommendations on hold, sell, refinance, reposition, refurbish, or redevelop decisions.
  • Manage leasing activity, including new lettings, lease renewals, rent reviews, regears, break options, and tenant negotiations.
  • Oversee refurbishment, development, and capital expenditure programmes, ensuring expenditure delivers appropriate investment returns.
  • Manage and challenge external advisers, including property managers, leasing agents, valuers, solicitors, project managers, and other consultants.
  • Monitor asset valuations, market rents, yields, comparable transactions, and wider Central London market conditions.
  • Support acquisitions, disposals, refinancing, and investment due diligence.
  • Prepare annual budgets, forecasts, and regular asset-management reports for senior management.
  • Liaise with lenders and monitor financing requirements, LTVs, covenants, and refinancing strategies.

Financial Modelling & Investment Analysis

Strong Excel and financial-modelling skills are essential. The successful candidate should be able to:

  • Independently build and maintain detailed asset and portfolio cash-flow models.
  • Produce multi-year forecasts incorporating rental income, lease events, voids, incentives, operating costs, and capital expenditure.
  • Calculate and analyse IRR, equity IRR, NPV, equity multiples, and cash-on-cash returns.
  • Undertake sensitivity and scenario analysis covering rents, yields, interest rates, capex, and exit values.
  • Model debt, refinancing, and the impact of leverage on investment returns.
  • Assess proposed investments and capital expenditure and provide clear investment advice and recommendations to senior management.
  • Prepare hold-versus-sell and alternative business-plan analysis.

Candidate Profile

  • Approximately 10+ years' experience in commercial real estate asset management.
  • Strong track record managing Prime Central London real estate.
  • Excellent understanding of leasing, valuations, investment markets, and asset strategy.
  • Advanced Excel and real estate financial-modelling skills.
  • Strong understanding of cash flow, IRR, and investment-return analysis.
  • Experience managing significant refurbishment and capital expenditure projects.
  • Commercially minded with the ability to identify opportunities to enhance asset value.
  • Confident dealing with tenants, agents, lenders, and professional advisers.
  • Able to work independently and present clear recommendations directly to senior management.
  • MRICS qualification essential.

The ideal candidate should combine strong property expertise with an investor mindset, understanding how leasing, capex, financing, and asset-management decisions ultimately affect cash flow, returns, and capital value.

Compensation

Circa £100,000 per annum, subject to experience, qualifications, and track record, with the potential for a performance-related bonus.
