Senior Contracts Manager | Commercial Construction

The role
This is a hands-on construction role offering responsibility for a varied portfolio of projects.
You will take ownership from feasibility and design through procurement, construction and completion, ensuring projects are delivered safely, on programme, within budget and to the required standard.
Working closely with our internal teams, contractors and external consultants, you will bring strong construction knowledge, commercial judgement and a practical approach to resolving challenges.
You will have the autonomy to make decisions, manage contractual matters and identify opportunities to improve value without compromising quality.
Your responsibilities will include:
- Lead development and refurbishment projects from feasibility and pre-construction through to completion.
- Support cost planning and feasibility assessments for proposed developments and acquisitions.
- Manage procurement, tendering, contractor selection and the appointment of external consultants.
- Develop and control project budgets, forecasts and expenditure.
- Oversee contractors and consultants, monitoring programme, quality, progress and performance.
- Manage JCT contracts and associated commercial matters, including variations, payments, disputes and final accounts.
- Identify opportunities for value engineering and cost-effective solutions.
- Ensure compliance with health and safety legislation, CDM requirements, building regulations and other statutory obligations.
- Monitor project risks and provide clear updates on progress, costs and performance to senior stakeholders.
- Support the implementation and maintenance of effective health and safety policies and practices across the business.

About you
You will be an experienced construction professional who combines practical knowledge with strong commercial awareness. You will be confident managing contractors, controlling costs and taking responsibility for project outcomes.
You will bring:
- Proven experience delivering construction, development or refurbishment projects, ideally within commercial property or a related construction environment.
- A strong understanding of construction methods, design coordination and project delivery.
- Experience managing construction costs, budgets, forecasting and commercial risk.
- A thorough understanding of the JCT suite of contracts and practical experience managing contractual matters.
- Good working knowledge of health and safety legislation, CDM regulations, building regulations and statutory compliance.
- Experience managing contractors, subcontractors, consultants and multidisciplinary teams.
- Strong negotiation, communication and stakeholder management skills.
- Sound financial judgement, excellent organisation and the ability to manage competing priorities effectively.
