The Background
Remediation design is a different discipline from new build. You don't start with a clean sheet. You start with a building that already exists, often with patchy records, surprises behind every panel and residents who need to stay safe and informed while the work goes on around them.
This principal contractor specialises in building safety remediation, upgrade and re-cladding on residential buildings, and it's good at it. The design team is small but growing, and the business wants a Senior Design Manager to take charge of it across several live projects. There's real scope to shape how the function works, and to step up as the business does.
The Role
You'll lead the design side of multiple live schemes, owning everything from consultant appointments and design coordination through to Gateway submissions and the golden thread. You'll work hand in hand with the commercial, construction and bid teams, and you'll have a genuine say in how the design function develops as it grows.

- Taking charge of the design function across several live building safety remediation and re-cladding projects.
- Managing and coordinating consultants, designers and specialist subcontractors from feasibility and intrusive surveys through to delivery.
- Driving Gateway 2 and Gateway 3 submissions to the Building Safety Regulator, and keeping the golden thread complete and audit-ready.
- Reviewing fire strategies, PAS 9980 fire risk appraisals of external walls, EWS1 assessments and façade build-ups, and turning them into buildable design.
- Making sure every design complies with residential Building Regulations, the Building Safety Act and the wider building safety regime.
- Running tight design change control, because opening up an existing wall rarely goes exactly to plan.
- Keeping the design programme aligned with the build programme, and flagging risk early.
- Working closely with the commercial, construction and bid teams, and helping shape the design function as the team grows.
What we're looking for

- A housebuilding or main contractor background, with solid design management experience
- Strong knowledge of residential Building Regulations, particularly Part B.
- A genuine understanding of the Building Safety Act, the dutyholder regime and Gateway compliance.
- Confidence coordinating consultants and running the design on more than one project at a time.
- The communication skills to keep clients, designers and site teams pulling the same way.
- Remediation, re-cladding or façade experience would be a real plus, though it isn't essential if the rest is strong.
