Senior Development Analyst
Sector: Development Finance - Real Estate Investment Management
Salary: £75,000–£90,000 (depending on experience)
A prestigious UK REIT is hiring a Senior Development Analyst (Modeller) to join its Commercial Finance team. Supporting complex multi-phase, mixed-use development projects, you will combine hands-on financial modelling with commercial analysis to help shape business decisions. You will work closely with Development and Finance teams, translating complex financial information into clear insights for senior leadership, boards, and joint venture partners.
The Role
- Own and enhance development appraisal models, ensuring accuracy, robust assumptions, clear audit trails, and best-practice modelling standards.
- Deliver scenario and sensitivity analysis, explaining changes in financial performance and their implications for project returns, debt, and equity.
- Prepare clear reporting and commercial commentary for boards, shareholders, joint venture partners, and senior stakeholders.
- Partner with Development, Construction, and Finance teams to review cost and value assumptions, investigate commercial issues, and support project financing arrangements.
- Support cash flow forecasting, liquidity analysis, and business planning, including quarterly re-forecasts and the annual development business plan.
- Improve models, reporting, and processes, contributing to automation initiatives and supporting the development-related implementation of Anaplan.

- Experience building, reviewing, and improving financial models, ideally within property development or wider real estate.
- Strong analytical skills and attention to detail.
- Comfort challenging assumptions and explaining what changes in the numbers mean commercially.
- Ability to analyse and reconcile complex data, investigate issues, and develop practical solutions.
- Clear communication skills, with confidence presenting financial concepts to finance and non-finance colleagues.
- A collaborative approach and the ability to build effective relationships across teams.
- A proactive, organised working style, with ownership of your workload and deadlines.
