Senior Development Manager
Cornwall
£65k - £75k
My client is looking for a Senior Development Manager to join their development team, working closely with the Development Director to drive land, planning and new business strategy across their residential development pipeline.
This is a high-impact role covering the full development journey, from land identification and appraisal through to planning approval and site handover, with real influence over the schemes we bring forward. There is a really strong pipeline of work, and a robust business plan in place to continue to develop the success of the business.
What you'll be doing:
- Identifying, assessing and progressing land, development and new business opportunities aligned to the growth objectives and risk appetite
- Leading feasibility, viability and due diligence work, ensuring planning, technical, legal and commercial risks are fully understood
- Managing relationships with landowners, agents, local authorities, Registered Providers and consultants — negotiating land, option, promotion and joint venture agreements
- Leading schemes through planning, coordinating internal teams and consultants to deliver commercially viable, buildable, customer-focused developments
- Preparing and progressing planning applications, approval reports and appeal activity where needed
- Monitoring pipeline, programme, budget and risk, and reporting performance to senior leadership and the Board
- Deputising for the Development Director when required and acting as an active member of the management team

- Proven experience in residential development / land management within housebuilding or a similar environment
- Strong track record in land acquisition, planning promotion and development appraisal
- Confident negotiator with experience managing landowners, agents, local authorities and consultants
- Commercially astute, with a solid understanding of viability, risk and financial governance
- A collaborative leader who can influence across teams and represent the business externally
