Location: Cornwall
Salary: £69,000 & Package

We’re looking for an experienced and commercially minded Senior Development Manager to join a growing Pre-Construction team and play a key role in identifying, securing, and progressing residential development opportunities across the South West.
Key Responsibilities
- Identify, assess and progress land, development and new business opportunities
- Develop and implement land, pipeline and planning strategies
- Lead feasibility, due diligence, viability and development appraisals
- Assess planning, technical, legal, environmental, market, programme and commercial risks.
- Lead and negotiate land acquisitions
- Manage residential schemes through the planning and pre-construction lifecycle, coordinating consultants and internal teams.
- Prepare, submit and progress planning applications, including consultation responses, planning conditions, obligations and appeals where required.
- Monitor development pipelines, programmes, budgets, appraisals, risks
- Prepare clear appraisals, reports and recommendations for senior management and Board-level decision making.

About You
- Degree or equivalent level 6 qualification in any discipline – planning, construction or development related discipline is preferred.
- Experienced residential development professional
- Detailed knowledge of residential development, land acquisition, planning, financial appraisal, and funding.
- Strong understanding of sales, marketing, new-build construction and development costs.
