Senior Development Manager
Blue Diamond Recruitment are working exclusively on a new Senior Development Manager opportunity following a recent meeting with the Director and having successfully placed with the business previously.
We are working with an established organisation delivering high quality residential developments, who are looking to appoint a well rounded Senior Development Manager to join their team in Staffordshire.
About the Role
Lead complex or strategically important development schemes from opportunity identification through to completion and formal close-out. Translate approved business cases into clear delivery strategies, project briefs, master programmes, procurement plans, risk plans and decision schedules. Lead opportunity review, due diligence, development appraisal and investment recommendations, clearly explaining value, risk, conditions and dependencies. Lead planning strategy, design coordination and technical assurance, challenging proposals for compliance, buildability, value and quality. Own the integrated programme and critical path, protecting milestones and leading recovery action where delivery moves off plan. Oversee site progress, quality, safety and compliance, holding contractors and consultants to account for performance. Coordinate completion, handover, defects, documentation, final accounts and outstanding obligations through formal close-out. Lead procurement strategy, tender preparation and market engagement, ensuring appropriate bidder selection and a competitive process. Interrogate tender returns, pricing, exclusions, programme, risk and deliverability before making appointment recommendations. Maintain the approved cost baseline and challenge forecasts, contingencies, exposure, invoices and payment recommendations. Build trusted relationships with clients, registered providers, operators, local authorities, communities and delivery partners. Provide clear reporting and reliable forecasts covering programme, cost, cash, change, risk, quality and priorities. Coach Development Managers and junior colleagues, review and assure the work of others, and contribute to improving development systems and ways of working.

Requirements
We are looking for an experienced development professional with substantial end-to-end property development experience, including responsibility for projects from appraisal and acquisition through planning, procurement, construction, handover and close-out. You will have a proven track record of leading complex or strategically important schemes and achieving strong commercial and delivery outcomes, alongside strong knowledge of procurement strategy, tendering, consultant appointments and building contracts. You will have sound commercial judgement across cost planning, forecasting, cash flow, value optimisation, change control, claims and recovery, together with experience of development appraisals, due diligence, business cases and investment recommendations.

A strong working knowledge of planning, design coordination, buildability and statutory approvals is required, as is experience working with legal, cost, technical and project-management advisers. Experience within affordable housing, specialist supported housing or a comparable residential development environment would be advantageous. You will be confident working with registered providers, operators, local authorities, investors, lenders, contractors and senior decision-makers, with evidence of coaching colleagues, assuring the work of others and improving delivery standards. Strong reporting, presentation, negotiation and stakeholder-management skills are essential, alongside a full UK driving licence and willingness to travel to sites and stakeholder meetings as required.
