The Background
Most senior estimating roles are about keeping an existing machine running. This one is about helping build the machine in the first place.
A young, well-funded specialist contractor working across new build, refurbishment and remediation is stepping into its next phase of growth. It has just opened a new office on the City fringe, it's relaxed about flexible working, and it's building a proper estimating function inside its pre-construction team from the ground up. You won't be one of twenty estimators in a rigid structure. You'll have a real say in how the function works, what good looks like and how it grows.
The Role
You'll own pricing on remediation, refurbishment and new build schemes, from first enquiry through to tender submission and two-stage pre-construction. Alongside the day job, you'll help set the processes and standards the team will grow into, with a genuine route to Lead Estimator or Estimating Manager as the business scales.

What you'll be doing
- Owning estimating and pricing on remediation, refurbishment and new build schemes, covering cladding, façades, fire safety works, EWI and fabric upgrades.
- Producing cost plans, estimates and tenders, including take-offs, pricing, subcontractor enquiries and bid comparisons.
- Leading two-stage tenders, PCSAs and early contractor involvement, and building robust target costs through pre-construction.
- Owning the risk, allowances and margin in everything you price.
- Preparing cost submissions for government funding schemes, including the Building Safety Fund, Cladding Safety Scheme and Warm Homes: Social Housing Fund, as well as developer-funded work.
- Setting up estimating processes, cost data and standards as the team grows around you.
- Working closely with the bid, commercial and leadership teams on how to win the right work.

What we're looking for
- Senior estimating experience on remediation, façade, refurbishment or social housing work.
- Strong take-off, cost planning and tendering skills.
- Experience of two-stage tendering and PCSA pricing.
- Confidence working with NEC and JCT contracts.
- The appetite to help build something rather than babysit a machine.
- Retrofit, EWI or PAS 2035 exposure, funding scheme experience, or MRICS or MCIOB membership would be a bonus.
