Senior Estates Manager – Land, Leases & Wayleaves | Energy | Lincolnshire
Salary: Circa £77,000 + further bonuses Location: Lincolnshire Site-based Hours: Monday to Friday, 08:00–16:30, with flexible patterns available
An established multinational energy company is hiring an Estates Manager to own the UK land and property portfolio that supports a major operational site in Lincolnshire.
This is an in-house estates role. It is not a development manager brief and it is not an acquisitions brief. You will be the commercial owner of land, leases and third-party rights across an operating industrial estate: titles, easements, wayleaves, licences, farm tenancies, access and surplus land. You will work with Legal, Finance, Operations and Projects, and you will be expected to turn incomplete estate information into clear, risk-based recommendations.
What you will do
- Own and maintain the estates and property portfolio strategy, so asset plans stay aligned with business priorities, operating-model changes, capital allocation and long-term site needs.
- Keep a single, reliable record of land titles, leases, easements, wayleaves, licences, farm tenancies and statutory agreements, with dashboards, governance controls and trigger dates for breaks, rent reviews, expiries and consents.
- Set the commercial strategy for leases, tenancies and other land rights, balancing cost, service, flexibility, operational resilience and long-term value.
- Lead the response to third-party land requests, access, crossings, highway works and planning consultations that could affect operational land, pipelines or access. Protect critical infrastructure.
- Make sure property strategy, consents, rights and end-state requirements are agreed before operational or capital projects start.
- Set the governance framework for property compliance and statutory inspections, including gas safety, EICRs, EPCs and licences, so responsibilities and exceptions are visible.
- Lead the integration of additional titles and the clean-up of incomplete records, prioritising higher-risk interfaces such as long corridors and rail or highway crossings.
- Build the land and property value plan: decision-ready cases for disposals, leases, options, storage, renewable or utility uses and other alternative uses as land is rationalised. This is value from land already held, not a development pipeline.
- Act as commercial lead with Legal and external advisers, and control advisory spend.

What you need
- Full UK driving licence and your own car.
- Proven experience managing a portfolio of commercial, industrial or operational property and land. A single building, or a development scheme, is not enough.
- Experience setting portfolio or asset strategy, including landlord and tenant matters, renewals and rent reviews.
- Practical understanding of leases, easements, wayleaves, licences, farm tenancies and third-party access agreements.
- Working knowledge of UK planning as it affects operational land, valuation and disposal. You do not need to have promoted schemes as the planning applicant.
- Sound commercial judgement, clear writing, and the confidence to present a recommendation when the issue is contentious or time-critical.
- Right to work in the UK on a regular, full-time basis, without restriction.

Useful, not essential
- Estates or land experience in energy, utilities, ports, rail, terminals, pipelines, or other critical-infrastructure and COMAH-adjacent settings.
- Compulsory purchase, highways agreements (including section 278 and section 106) and planning consultation responses.
- Property integration, acquisition documentation clean-up, or portfolio data remediation.
- Business cases, investment appraisal and transaction execution for surplus land.
- A professional qualification in real estate or property. MRICS is the closest match.
Package
- Salary circa £77,000
- Discretionary annual bonus. Target 12% of base salary, based on the prior year’s company performance.
- Defined contribution pension, employer contribution up to 16%.

- Share incentive plan: option to acquire shares in the company, matched by the employer on a 2:1 basis.
Working pattern
- Days-based, Monday to Friday, 08:00–16:30. Two flexible options:
- 9/80: an additional hour Monday to Thursday, with every other Friday off.
- 19/30: an additional 30 minutes each day, accruing one day off in lieu each month.
