The role
Reporting to the Land Director, you’ll find, secure and progress land opportunities that fit the business’s partnerships and affordable housing model. You’ll handle deals from first approach through to exchange and completion, and you’ll be the main contact for landowners, agents, RPs and public sector partners.
Key responsibilities:
- Land sourcing and pipeline growth: Find land-led and partnership opportunities through agents, landowners, promoters, RPs and local authorities. This includes s106 packages, 100% affordable schemes and mixed-tenure sites.
- Deal structuring and negotiation: Lead negotiations on options, conditional contracts, land-led partnerships and package deals. Prepare robust appraisals and present them to the Land Committee and the Board.
- Partner relationships: Build lasting relationships with Registered Providers, councils and Homes England. Understand their funding streams, tenure mixes and delivery needs, and position the business as their partner of choice.
- Leadership and coordination: Support and develop junior members of the land team. Work closely with planning, technical, commercial and legal colleagues to move sites through due diligence and planning to start on site.

About you

- A proven land manager or senior land manager from a housebuilder, partnerships contractor or RP development team
- A track record of buying land in the East and/or South Midlands, with a strong network of agents and landowners in the region
- A sound understanding of affordable housing delivery: s106, AHP grant funding, tenure mixes and RP partnership models
- Commercially sharp, confident with residual land appraisals, and skilled at negotiating complex deals
- A full UK driving licence
