Cobalt Recruitment is supporting an established regional housebuilder in the appointment of a Senior Land Manager to play an influential role in the continued growth of its North West business.
This is an opportunity to join a respected housebuilder with an active development pipeline and a focus on delivering quality residential schemes. Reporting directly to the Land Director, the Senior Land Manager will have exposure to key decision-makers and the opportunity to influence the future land pipeline.
The organisation The business has an established presence across the North West and a strong track record of delivering residential developments across the region.
With continued growth supported by an active pipeline, the successful candidate will join an environment where land remains central to the organisation's longer-term plans. The role offers the opportunity to work closely with senior leadership and contribute directly to future acquisition strategy.
The role and responsibilities As Senior Land Manager, you will identify, evaluate, negotiate and secure immediate and strategic residential development opportunities across the North West.

Key responsibilities will include:
- Identifying and securing immediate and strategic land opportunities across the North West.
- Building relationships with landowners, agents, local authorities, consultants and other stakeholders to generate marketed and off-market opportunities.
- Leading site assessments, development appraisals and viability reviews to establish suitable acquisition opportunities.
- Negotiating Heads of Terms, option agreements and land acquisitions through to exchange and completion.
- Working with Planning, Technical, Commercial and Sales teams to assess sites and develop appropriate acquisition strategies.
- Presenting recommendations to senior leadership while helping to shape a sustainable land pipeline that supports longer-term growth.
The skills needed We are looking for a Senior Land Manager with a strong working knowledge of residential land acquisition and the North West market. You may already be operating at this level or be ready to take the next step in your career.

You will need:
- Strong working knowledge of identifying, appraising and securing residential development opportunities.
- Good commercial judgement and negotiation skills, with the ability to progress opportunities through the acquisition process.
- An established understanding of the North West residential land market.
- The ability to develop effective relationships with landowners, agents, consultants and other stakeholders.
- The ability to assess opportunities and communicate clear recommendations to senior decision-makers.
- Experience working with local authorities and/or progressing land through partnership arrangements would be advantageous.
