Senior Land Manager

Surrey
c.£90,000 + Car + Bonus

Cognisant is working with a residential developer who are seeking a Senior Land Manager with the capability to manage complex land transactions, technical due diligence, and bid processes for both immediate and strategic land opportunities.

You will join a well-resourced team, working closely with technical, commercial, and planning colleagues to ensure land acquisitions are robust, deliverable, and commercially sound.

Key Responsibilities:

  • Lead the bid process for land opportunities, including coordinating purchase packs, reviewing data rooms, and managing internal approval workflows.
  • Assess technical reports and site information, including ground conditions, highways requirements, utilities, and deliverability constraints.
  • Identify and secure residential land opportunities across the geographical remit.
  • Support strategic land activity where required, including early appraisal and option review.
  • Maintain strong numeracy and commercial discipline, including working within COINS or similar operating systems.
  • Build productive relationships with agents, landowners, housing associations, and local authorities.
  • Provide clear, concise recommendations to senior leadership on risk, value, and deliverability.
